ASSUMABLE LOANS
I received a question last night. A friend wanted to know what was an assumable loan because she saw she could get a 2.75% interest rate by doing this.
An assumable loan is just that. You can take over the loan and all of the terms of the current owner.
You have to qualify with their lender, it has to go thru underwriting and you have to be able to take care of the gap.
What I mean is this:
Let's say this was a $350,000.00 original loan. Let's say the balance on the loan is now $200,000.00. The gap is $150,000.00.
You will need to pay the current owners $150,000.00 cash or possibly a second (according to the equity in the house).
Once the lender approves everything, you go thru closing and the current owner is completely relieved of that loan.
This method of buying also works great for divorces, death, etc.

DO NOT THROW YOUR LOGS INTO THE FIREPLACE. The ceremic inserts are easy to crack. Once they crack, you risk a fire getting behind the panels. This fireplace has hairline cracks in the back right side and bottom. They are going to have to be replaced before this closing. The owner, myself and her contractor have been looking for the parts since last Thursday, we finally found them but the expense is more than you want to hear. I take pictures at closings but I never post because, it is not my blessing, it is my client's. However today after closing I followed this newlywed couple home to intentionally get a pic in front of their new home. I often counsel and potential clients will opt not to buy a home because they cannot purchase their dream home at the time. SPOILER ALERT..........very few people can start out in their dream home. My advice is always to purchase something that you can afford now, sell in a few years, take your profit and buy something else, continue this until you have made enough money on the past houses to purchase your dream home.
This Young Man has been buying land and property since he was a teenager. I wonder when he sleeps, before he finishes one project he is calling with another one. No silver spoon, just hard work and sweat equity. Each deal gets better than the last.
This home is 3,462 square feet, 4 bedrooms, two whole bathrooms and two half bathrooms sitting on 5.58 acres of land. They both are hard workers and I know once they finish putting their personal touches on this estate, it will be something really, really special. I am sure this is not their last home, but I wanted my followers to see how the process works.
