From vision to reality, Hub on Campus Athens Dougherty is rising in downtown Athens. What was recently a site in the early stages of redevelopment is now rapidly becoming a transformative project that will reshape a key area of downtown.

From this aerial view, the scale of the construction effort is becoming evident as crews continue excavation, foundation, and site development work for what will become a vibrant mixed-use destination featuring student housing, retail space, public parking, and community enhancements.

W&A is proud to support this Core Spaces project through civil engineering, landscape architecture, and construction staking services, helping guide the development from concept through construction.

Projects of this scale require collaboration among developers, designers, engineers, contractors, and community partners. We're excited to help bring this vision to life and look forward to watching Hub on Campus Athens Dougherty continues to take shape in the heart of Athens.

Waters Walk in Watkinsville has officially reached an exciting milestone.

W&A Engineering was proud to be part of this project from its earliest stages in 2021, providing zoning and entitlement support, surveying, civil engineering, and landscape architecture services as the vision moved from concept to reality.

What makes Waters Walk especially meaningful is its focus on affordability. The development creates new housing opportunities for seniors at income levels that are increasingly difficult to serve in communities like Watkinsville. At a time when housing costs continue to rise, projects like this help ensure that longtime residents can remain connected to the communities they know and value.

We also want to recognize the City of Watkinsville for the important role its leadership and staff played in helping make this project possible. Their willingness to work collaboratively through the planning and development process helped create a path forward for a project that addresses a real community need while fitting thoughtfully into Watkinsville.

Projects like Waters Walk take years of coordination, persistence, and partnership. Today’s ribbon cutting was a great reminder of what can happen when public, private, and community partners work together around a shared goal.

Congratulations to everyone involved in bringing Waters Walk across the finish line. We’re grateful W&A had the opportunity to help shape this project from the beginning and to celebrate this milestone at completion.

The W&A Engineering team recently attended the affordable housing conference in Charlotte, where industry leaders explored changing market trends, increasing development costs, zoning considerations, density strategies, and municipal review processes.

These discussions underscored the importance of strategic planning, collaboration, and practical engineering solutions to bring quality housing projects to fruition.

W&A Engineering has been a key supporter of affordable housing developments across Georgia and North Carolina, assisting clients in overcoming complex site development and infrastructure challenges.

We’re excited to see vertical construction moving forward at Micah’s Creek, an Athens Area Habitat for Humanity community that is bringing new affordable homeownership opportunities to Athens.

One of the unique features of these homes is the use of Insulated Concrete Forms (ICF). This construction method uses reinforced concrete walls sandwiched between layers of continuous insulation, creating homes that are durable, energy efficient, quiet, and well insulated.

For Habitat homeowners, those benefits extend well beyond construction. Greater energy efficiency can mean lower monthly utility costs, while the strength and durability of ICF construction can help reduce long-term maintenance needs — an important part of making homeownership truly sustainable and affordable.

We’re proud to be part of the team helping Athens Area Habitat for Humanity bring Micah’s Creek to life and excited to watch this community take shape.
