Closing day in North Carolina! šŸ”‘šŸ”

Before heading to the closing attorney’s office, buyers should remember three important things:

āœ… Bring a valid government-issued photo ID
āœ… Make sure your closing funds have been transferred
āœ… Verify all wiring instructions directly with the closing attorney

Never rely only on emailed wiring instructions—one quick phone call could help protect your money from wire fraud.

Buying a home in North Carolina? DM me and I’ll help you prepare for every step—from the first showing to closing day.

Would you pay extra to have a scullery like this? šŸ‘€

At first, it looks like part of the kitchen cabinetry… then you open the hidden door and there’s an entire second prep space behind it.

Extra storage, appliances tucked away, less clutter in the main kitchen—and when you’re entertaining, you can keep the mess out of sight.

Beautiful feature, absolutely. But the real question is:

Would you actually pay extra for it?

Would you choose a better payment if it meant a 40-minute commute to work? šŸ¤”

We toured both an interior and an end-unit townhome at Saunders Farm in Fuquay-Varina. Townhomes start from the upper $289Ks, with current mortgage incentives including:

šŸ” 4.5% 7/6 ARM
šŸ” 4.99% 30-year FHA
šŸ” 5.5% 30-year conventional fixed

My buyer liked the homes, the school options, and the potential monthly payment—but the commute is still the biggest consideration.

Would you take the deal or choose a location closer to work?

Exploring the Charlotte area, and my first impression has been impressive—especially after touring Jones Homes USA in Marvin. šŸ”

The ceiling treatments immediately stood out. One ranch plan starts with 12-foot ceilings, with the tray detail reaching approximately 13 feet. Throughout the models, I found coffered ceilings, wood-plank inlays, exposed beams, layered trim and statement lighting that give every room its own character.

Add in full-height accent walls, built-in cabinetry, a glass-enclosed wine room, gourmet and messy-kitchen options, eight-foot doors, personalized closets and spa-inspired bathrooms—and these homes feel far from builder-basic.

If you’re considering Charlotte-area luxury new construction, message me CHARLOTTE for details.

Features, finishes and structural options may vary by floor plan and homesite. Model homes may display upgrades.

Investment opportunity just half a mile from Downtown Apex! šŸ”

This one caught my attention because it’s not about having a massive house—it’s about location, upgrades, and low-maintenance one-level living.

šŸ“ 518 1st St, Apex, NC
šŸ’° $399,900
šŸ› 3 Bedrooms | šŸ› 2 Bathrooms
šŸ“ 1,045 Sq Ft
🚶 Approx. ½ mile from Downtown Apex

The standout for me is the upgraded kitchen—waterfall quartz countertops, stacked soft-close cabinetry, stainless steel appliances and a generous island that gives this home a much more premium feel.

Whether you’re considering an investment, buying your first home, or simply want to be close to Downtown Apex, this is one worth knowing about.

ā€œEvery home looks cookie-cutter now.ā€

I hear that all the time—but cookie-cutter isn’t the only option. If you’re looking for distinctive architecture, better materials, thoughtful details, larger homesites and true customization, those homes are definitely available around the Triangle.

The honest part? Premium craftsmanship comes with a premium price. You’re not just paying for more square footage—you’re paying for the location, design flexibility, quality and details that make the home feel uniquely yours.

Would you pay more for a truly custom home, or would you rather buy a standard home and personalize it over time?

DM me CUSTOM if you want to explore premium and custom-home communities around the Triangle.

If you’re only searching in Apex, you might be missing homes like this. šŸ‘€šŸ”

šŸ“ 9012 Riverview Park Dr, Raleigh, NC 27613

This is the kind of home where the craftsmanship starts before you even walk through the door—from the European-inspired turret, arched front porch and flagstone flooring to the soaring foyer and statement chandelier.

Inside, it’s the details that caught my attention: arched openings, extensive millwork, wainscoting, stone fireplace with custom built-ins, decorative ceiling treatments, a first-floor primary with a double-tray ceiling, plus a dedicated theater and wet bar.

And there are STILL features I couldn’t fit into one Reel.

For buyers focused heavily on one particular town, this is a great reminder: sometimes expanding your search by a few miles can completely change the type of home and craftsmanship your budget can find.

šŸ’° Offered around $1.25M
