When property managers think about water damage, the first picture is usually a hurricane or a major storm. The data says otherwise.

About 75% of all commercial real estate water damage losses come from the accidental discharge of plumbing, HVAC systems, and appliances, not weather events. Insurers pay out over $10 billion every year on water-related losses, more than fire and theft combined. (according to The Hartford.com)

The common thread: most of these are slow leaks and small failures that went undetected until they didn't. Regular plumbing checks, HVAC condensate inspections, and routine walkthroughs catch them before they turn into claims.

A burst pipe is loud. A slow leak is expensive.

The water damage that erodes commercial property value isn't the kind that floods a lobby. It's the kind that takes months to surface, quietly working through drywall, ceilings, and mechanical rooms before anyone files a maintenance request.
By the time it's visible, the cost isn't just the repair. It's remediation, tenant impact, insurance consequences, and in some cases a hit to the building's appraised value at the worst possible moment.

Florida makes it harder. Humidity accelerates mold growth. Slab construction hides plumbing failures. Hurricane season finds every weak seal.

Our new blog breaks down why water damage costs more than owners expect, and what a preventative maintenance cadence actually catches.

The most expensive maintenance is the maintenance you didn't see coming.

A preventative program costs less than the emergency it prevents, takes less time than the disruption it avoids, and gives property managers something most buildings don't have: a predictable line item instead of a quarterly surprise.

IMS builds preventative schedules around how a building actually operates, not a generic checklist.

Property managers don't need more vendors. They need fewer of them.

Most building issues fall into two categories. General maintenance and HVAC. INTEGRATED Maintenance Solutions handles the first: lighting, plumbing, drywall, ceiling tiles, signage, facility troubleshooting, and tenant requests. INTEGRATED Air & Heat handles the second: HVAC service, repair, and system support.

Two coordinated partners covering most of what comes across a property manager's desk. One phone call replaces five.

That's the partnership most teams are still missing.

Mid-year is when the maintenance plan you built in January gets a real audit.

The punch list items that were "next quarter" in February are either closed out or they've quietly rolled into Q3. The vendor consolidation conversation is either a finished decision or still an open tab. The preventative schedule is either running on a calendar or living in someone's head.

None of that is a crisis on its own. It becomes one when the second half of the year compounds it. Tenant requests pile up. Inspection findings stack. The items that were easy to handle in spring get bundled with hurricane response, summer HVAC load, and end-of-year budget pressure.

IMS works with property managers to clear the carryover now, while it's still a list and not a backlog.

Florida summer doesn't break buildings all at once. It works slowly.
The membrane that's lifting in June is the leak in July. The sealant pulling away from a window today is the water intrusion next month. Heat finds weak points and widens them.
A walkthrough in the first week of June catches what August will charge you for.

Hurricane season is here. Buildings that wait until a storm hits are already behind. HVAC systems need inspection. Backup power needs testing. Facility systems need to be ready.

IMS inspects lighting, plumbing, roofing, and facility systems. INTEGRATED Air & Heat ensures HVAC systems are ready and backup power works. Get your property prepared now. We're here when you need us.

Most property managers assume they need separate vendors for every building system.

🚫The myth: more vendors = better coverage.
➡️The reality: more vendors = more coordination, longer response times, inconsistent service standards.

IMS covers general building maintenance, facility repairs, tenant improvements, preventative maintenance and more across Florida with the same standards and responsiveness every time.
