Afternoon rainy walk.

Jewish Christmas was great. Chinese food (Dumplings from East Ocean) and a movie. Bonus is that the movie we ended up watching, Marty Supreme, was extra Jewy from writers, producers to director and cast.

R and J (and baby E) chose to sell off-market. The magic was reaching out to buyers’ agents inside Compass, and one-on-one with agents who regularly work in this neighborhood who may have buyers waiting for an updated unit like this with a fabulous back yard.

There were not a lot of showings, just the right ones. They got a strong offer, closed faster so as not to carry a double mortgage, and saved on staging costs. Without going on the market, I was able to credit them back some marketing costs.

Is selling off-market always a good choice? Absolutely not. But sometimes (like when there is a newborn in the house), it can work out for everyone. I do what it takes to fit the plan and the marketing for a successful outcome for my clients.
