What does KD do?
KD provides residential design and project leadership for major outdoor living projects. We help homeowners move from early ideas to a clear, coordinated plan, then lead the project team through construction and final walkthrough.

What types of projects do you specialize in?
Our niche is comprehensive outdoor living and residential site design, including swimming pools, patios, decks, porches, pavilions, pool houses, outdoor kitchens, fireplaces, landscaping, lighting, grading, drainage, and related structures.

Is there a minimum project size?
Yes. Our full-service homeowner engagements typically require a minimum anticipated construction program of $250,000. This is the estimated investment in the completed project, not the design fee.

Do you only provide design services?
No. Design is a major part of what we do, but KD is ultimately a project leadership firm. We establish the program, study the property, develop the design, align the scope and investment, coordinate consultants, and provide direction throughout the project.

Are you a landscaping company or installation contractor?
No. KD is an independent design and project leadership firm. We work alongside qualified builders, contractors, engineers, architects, surveyors, and specialty trades to assemble the right team for each project.

Where do you work?
We work with homeowners throughout the state of Ohio, including Northeast Ohio, Columbus, and surrounding communities. We also accept select projects outside Ohio.

When should KD become involved?
Ideally, before construction pricing, contractor selection, or major decisions have been made. The earlier we are involved, the more effectively we can evaluate feasibility, organize the project, establish realistic expectations, and reduce surprises during construction.

What makes the KD process different?
We do not begin with drawings. We begin with the property, the people, the priorities, and the investment. Our goal is to create clarity before construction and provide leadership from the first idea through the final walkthrough.

We transformed the driveway, front yard retention, front stoop and entry, and backyard to create a property that feels updated, functional, and cohesive.

We recently redesigned a project before construction even started. The original concept would have worked, but after stepping back and looking at the project as a whole, we found a better approach.

That one decision reduced the construction budget by roughly $80,000.

Nothing had been built yet. There were no change orders, no demolition, and no expensive surprises. We simply made a better decision while it was still easy to make.
