✔️ Great kick off yesterday for this season of events with our BREC Residential Conference – The future of Quality Living. The leading residential developers and investors together with other representatives of the industry and mass-media debated over market changes, especially following the latest fiscal updates.

🔎 Data from Imobiliare.ro presented at the BREC conference show a 43% increase for new housing units in H1 2025 vs H1 2023 and 14% over H1 2024.

🎤 One of the main challenges for the market remains the lack of transparency and predictability. “We are relaunching a call for dialogue with local authorities regarding the regulation of real estate development in Bucharest, as well as harmonization with Ilfov County”, Despina Ponomarenco, BREC President said.

🎤 Luciana Giurea-Rosca, Head of Residential, AFI Romania: “We are glad to have 70% occupancy for our first build to rent project in Bucharest, AFI Home North and we intend to replicate it, with a second one planned near AFI Cotroceni”

🎤 “Hagag Development Europe continues with its projects from Bucharest and metropolitan area H East Residence and H Pipera Lake, while also analyzing expansions in cities such as Brasov, Cluj-Napoca and Timisoara” said Andreea-Maria Dumitru (Ciobanu) , CMO of the company.

🎤 Anca Călimăneanu, Project Manager, Energy Efficiency, Veolia România: “GeoExchange solution can enable real estate developers to achieve stringent ESG benchmarks and attract green financing. The solution harnesses shallow-ground geothermal energy in conjunction with high-efficiency heat pumps to provide heating, cooling, and domestic hot water, significantly lowering CO₂ emissions, often up to 90% compared to conventional systems.”

🎤 The major urban regeneration development near Obor by InteRo Property Development on the former Aversa involves the complete revitalization of the neighborhood. “We see a more educated client, paying attention to an increasing number of criteria when choosing a new home” Alexandra Dumitrescu, Sales Manager.

🎤 HILS Development is one of the most active developers in the area of ​​large residential projects, with thousands of units in its portfolio. “Following the developments in the East part of the city, we are targeting new areas for expansion and our first project to be soon launched is in Pipera”, said Andrei Ciobotaru, the company’s Business Development Manager.

Regarding the market’s response to crises, Razvan Ionescu, CCO of Imobiliare.ro said: “What we notice is that the time it takes for the market to recover, to reach a state of normality, has been reduced with each crisis. For the pandemic, it took five to six months, for the war, it took three months. After the political situation at the end of last year, the market recovered in three weeks.”
