After plenty of behind-the-scenes planning, weโve officially kicked off our very first Granny Flat build under the new exemption โ and we couldnโt be more excited to get this one underway with some awesome clients.
Even better? This is the very first exemption issued through Waipa District Council ๐ A pretty cool milestone to be part of.
Weโll be sharing updates as the build progresses, so keep an eye on this space.

With the new NZ rules around second dwellings under 70mยฒ, many granny flats no longer require building consent โ which can mean less cost, less paperwork, and a faster path to build.
If youโve been considering a granny flat for family, rental income, or extra space, this change could be a real game-changer.

The Granny Flat Exemption is official from 15th January 2026, let Small Spaces guide you through yours ๐
Qualifying properties will be able to build a Granny Flat up to 70m2 without the need for Building Consent and/or Resource Consent.
