How to Choose Land for Your Dream Home??

Are you looking for the perfect land to build your dream house? Before buying a plot, it’s important to know a few key things. This guide will help you choose the right land for your future home!

📏 1. Size of the Land
For a comfortable 2.5-story house, the best land size is usually around 30’ x 45’ feet (about 0-4-0-0 ana in Nepal).
You can still build a nice house on 0-3-0-0 ana, but bigger land gives you more options—like space for a garden, swimming pool, or even a small pet area!

🌍 2. Location & Land Level
Flat land is generally easier to build on. But land on a slight slope is also good because rainwater can drain naturally.
Land at higher levels can give you amazing views, but might need extra safety checks and stronger construction.
Avoid plots near rivers or steep hills—they may not be safe.

🚗 3. Road, Water and Electricity Access
Make sure your land has a proper road that connects to it.
The best road size is about 20 feet wide. A road narrower than 13 feet may cause problems in the future.
Location with Water and Electricity access is a must for your peaceful living.

🧭 4. Direction of the Land
Land facing North, East, South, or Northeast is usually preferred for homes.
But don’t worry—homes can be designed to follow Vastu principles no matter which direction the land faces.

🏨 5. Hospitals/School/Supermarket
Make sure that your residence will be near basic infrastructures like Hospitals, School and Supermarket so that your daily chores are easy and accessible.
