《上市公司的逆风对策 8 – EXSIM Hospitality》

EXSIM Hospitality是知名产业发展商EXSIM集团的姐妹公司，专注酒店与室内工程，股票前身为PMHLDG。公司业务横跨酒店经营、短租管理、室内装修工程三大板块，是国内少数能同时吃到建筑+旅游+房产红利的主题股。

不过，众所周知马来西亚酒店性价比偏高，意味着客房价格和业者赚幅并不诱人。本地酒店和短租行业竞争激烈、装修订单周期短，加上行业资金需求大，EXSIM Hospitality要如何逆风成长？

1️⃣ 借力 EXSIM 集团开发管线
EXSIM Hospitality是EXSIM集团的“指定酒店与室内工程臂膀”，自然能直接承接姐妹公司的新项目。
EXSIM未来十年有超过300亿令吉的未开发项目，预计将为EXSIM Hospitality带来总值25-33亿令吉装修机会，管理层目标每年新增3亿令吉的订单。
截至2025年6月，公司已累积2亿订单。稳定的工程管线，确保未来三年营收能持续倍增。

2️⃣ “Hybrid” 酒店策略：资产 + 轻资产并行
EXSIM Hospitality的策略不是单纯开酒店，而是结合自持资产+代管短租：
Corus Paradise Resort（Port Dickson） 正耗资1.2亿令吉全面翻新，2026年重开，目标入住率70%、房价RM270起。
Tower E（Empire City Damansara） 斥资2.4亿令吉收购，将打造成五星级城市酒店。
同时，子公司Mana Mana已协助屋主管理1000个房间（含glamping、短租、Airbnb、酒店），未来五年计划扩至3000以上单位。
这种“重资产+轻资产”双轨模式让公司既有稳定租金，又能快速扩张管理规模。而且与其他酒店业者相比，更从容应对Airbnb带来的挑战。

3️⃣ 长远变现目标：打造酒店REIT
管理层透露未来五年计划把旗下酒店资产注入一个产业信托（REIT）。目标明确：能回收资金、减轻负债；同时提高透明度与估值，吸引机构投资者。
Corus与Tower E将是首批REIT注入资产。若成真，这将成为马来西亚首个以酒店为主的上市REIT。

4️⃣ 旅游周期加持
2025年马来西亚预计迎来3100万游客，2026年更高达4700万，高过马来西亚总人口。平均房价（ADR）已从2021年RM167上涨至2025年RM363。
EXSIM Hospitality的两家酒店项目正好在2026年开业，目标就是要受惠“2026大马旅游年”带来的客流高峰，乘势而上。

✅ 结论
在倒置收购完成后，EXSIM Hospitality结合了“母公司开发红利+酒店复苏+资产变现潜力”。未来两年若Tower E与Corus成功重启，加上短租业务持续扩张，EH将从传统建筑股，转型成 “马来西亚新一代酒店平台股”，打消马来西亚酒店业难做的传统观念。
当然最重要的是，有个愿意不断开水喉注入资产和生意的老板。
