KUALA LUMPUR: Johor has emerged as one of the strongest-performing states in both property transaction volume and value, while Sabah recorded improvements across the residential, commercial, and industrial segments.
Rahim & Co International Property Consultants Sdn Bhd’s director of research and consultancy services, Sulaiman Saheh, said Johor’s performance was supported by continued investment inflows and infrastructure developments, including the anticipated impact of the Johor Bahru-Singapore Rapid Transit System (RTS).

《上市公司的逆风对策 8 – EXSIM Hospitality》
EXSIM Hospitality是知名产业发展商EXSIM集团的姐妹公司,专注酒店与室内工程,股票前身为PMHLDG。公司业务横跨酒店经营、短租管理、室内装修工程三大板块,是国内少数能同时吃到建筑+旅游+房产红利的主题股。
不过,众所周知马来西亚酒店性价比偏高,意味着客房价格和业者赚幅并不诱人。本地酒店和短租行业竞争激烈、装修订单周期短,加上行业资金需求大,EXSIM Hospitality要如何逆风成长?
1️⃣ 借力 EXSIM 集团开发管线
EXSIM Hospitality是EXSIM集团的“指定酒店与室内工程臂膀”,自然能直接承接姐妹公司的新项目。
EXSIM未来十年有超过300亿令吉的未开发项目,预计将为EXSIM Hospitality带来总值25-33亿令吉装修机会,管理层目标每年新增3亿令吉的订单。
截至2025年6月,公司已累积2亿订单。稳定的工程管线,确保未来三年营收能持续倍增。
2️⃣ “Hybrid” 酒店策略:资产 + 轻资产并行
EXSIM Hospitality的策略不是单纯开酒店,而是结合自持资产+代管短租:
Corus Paradise Resort(Port Dickson) 正耗资1.2亿令吉全面翻新,2026年重开,目标入住率70%、房价RM270起。
Tower E(Empire City Damansara) 斥资2.4亿令吉收购,将打造成五星级城市酒店。
同时,子公司Mana Mana已协助屋主管理1000个房间(含glamping、短租、Airbnb、酒店),未来五年计划扩至3000以上单位。
这种“重资产+轻资产”双轨模式让公司既有稳定租金,又能快速扩张管理规模。而且与其他酒店业者相比,更从容应对Airbnb带来的挑战。
3️⃣ 长远变现目标:打造酒店REIT
管理层透露未来五年计划把旗下酒店资产注入一个产业信托(REIT)。目标明确:能回收资金、减轻负债;同时提高透明度与估值,吸引机构投资者。
Corus与Tower E将是首批REIT注入资产。若成真,这将成为马来西亚首个以酒店为主的上市REIT。
4️⃣ 旅游周期加持
2025年马来西亚预计迎来3100万游客,2026年更高达4700万,高过马来西亚总人口。平均房价(ADR)已从2021年RM167上涨至2025年RM363。
EXSIM Hospitality的两家酒店项目正好在2026年开业,目标就是要受惠“2026大马旅游年”带来的客流高峰,乘势而上。
✅ 结论
在倒置收购完成后,EXSIM Hospitality结合了“母公司开发红利+酒店复苏+资产变现潜力”。未来两年若Tower E与Corus成功重启,加上短租业务持续扩张,EH将从传统建筑股,转型成 “马来西亚新一代酒店平台股”,打消马来西亚酒店业难做的传统观念。
当然最重要的是,有个愿意不断开水喉注入资产和生意的老板。
