•DEUX LOFT RESIDENTIAL BUILDING•

“دولافت”، رتبه اول گروه مسکونی آپارتمانی جایزه معمار ۱۴۰۱

هدف ما برای ارتقای زندگی شهروندان از طریق حرفه معماری، همراه با مسئولیت پذیری اجتماعی، تاکید بر قدرت ناشی از فروتنی و پرورش گفت و گو بین ضرورت و سرمایه گذاری، دفتر ما را بر آن داشت تا در 15 سال گذشته سه پروژه را دنبال کند که به شکل ویژه طبقه متوسط را هدف قرار می دهد. اولین پروژه (دولتِ ۱) در مسابقه معتبر معمار موفق به کسب مقام اول شد. پروژه دولتِ ۲، علاوه بر برنده شدن در مسابقه معمار، به فهرست نهایی مسابقه آقاخان راه یافت. پروژه دولافت (دولتِ ۳) نیز که اخیرا در فهرست نهایی مسابقه WAF قرار گرفته بود، برنده رتبه اول جایزه معمار ۱۴۰۱ در گروه مسکونی آپارتمانی شد. هر سه پروژه در تضاد با سیاست های رسمی غالب هستند که از طریق ارائه امتیاز تشویقی برای تجمیع قطعات کوچک زمین، ساخت مجتمع های مسکونی بزرگ را ترویج می کنند. بی شک، از میان رفتن بافت ریزدانه شهری، بر تکثر اجتماعی محلات تاثیر گذاشته و به بحران های اجتماعی و اقتصادی دامن می زند.

Our aim to serve human life through our work, along with our social responsibility, demonstration of strength in modesty, and cultivation of a dialogue between necessity and investment, led our firm to pursue three projects over the past 15 years that particularly target middle-class users. The first project won the first-place award in the prestigious national “Memar” competition, while the second project made it to the Agha Khan competition shortlist in addition to winning the “Memar” contest. All three projects are in contrast with the prevailing official policies that promote the construction of large residential complexes by offering incentive points for the consolidation of small plots of land. Undoubtedly, the loss of fine-grain urban fabric affects the social diversity of the neighborhoods and leads to more social concerns.

•DEUX LOFT RESIDENTIAL BUILDING•

در سال گذشته تنها 25 پروانه از 1600 پروانه ساختمانی صادر شده در تهران به ساختمان های دولتی و عمومی مربوط بوده و مابقی به بخش خصوصی تعلق داشته است. به رغم تاریخچه اقتصاد دولتی در ایران، تعداد پروژه های دولتی با منافع عمومی و تاثیر اجتماعی، به ویژه در پایتخت در حال کاهش است.
همه ساله بخش زیادی از نقدینگی کشور به بخش ساخت و ساز سرازیر می شود که عمدتا در در مجتمع های مسکونی مجلل در محله های شمال تهران و با هدف ساخت واحدهایی با مساحت متوسط 200 متر مربع سرمایه گذاری می گردد. استراتژی های بازاریابی، که به ساخت و ساز مسکونی به عنوان نوعی سرمایه گذاری نگاه می کند، در محله های ثروتمند باقی می ماند و شرکت های معماری فعال را نیز به ناگزیر در این مناطق درگیر می کند. در نتیجه قطعات کوچک و کاربران طبقه متوسط کنار گذاشته می شوند.

Only 25 out of 1600 building permissions issued over the past year in Tehran were associated with public buildings, and the rest are classified among the private sector. Despite the country's history of state-owned economies, the number of governmentally funded projects with the public interest and social impact, especially in the capital, is declining intensely.
A substantial portion of the economy's money flows into the construction industry. The major type of construction attracting this capital is luxury residential complexes in the high-end neighborhoods of Tehran, comprising units with an average area of 200 sqm. The marketing strategy characterized by a desire to approach residential construction as an investment ensures to remain in finer neighborhoods, and inevitably involves the active architectural firms in projects that prioritize economic profitability. Accordingly, small plots along with middle-class users are left out.

ساختمان های میان بافتی در این مقیاس در شهر تهران شکل یکسانی دارند. تقلیل فعالیت معمارانه در پوسته خارجی و تشابه پلان طبقات به سبب درخواست های سفارش دهنده در پروژه فوق به جای تکرار منظم پنجره های اتاق خواب در ضلع شمال ترکیب و تجمیع پنجره ها با اشکال متفاوت مدنظر قرار گرفته است. در نمای جنوب نیز ایجاد بالکن های وسیع با ارتفاع دو برابر و همچنین ترکیب نامتقارن با پنجره های سالن ترکیب متفاوتی بوجود آورده است. استفاده از سنگ گرانیت خراش داده شده بر یکپارچگی حجم افزوده است.

The mid-rise buildings in Tehran of this scale tend to have a uniform appearance. However, the "Golafshan" project stands out by addressing the issue of repetitive floor plans and external facades. The architectural team achieved this by combining and merging windows of different shapes, rather than using the standard bedroom windows along the northern edge, as requested by the client. Additionally, the introduction of double-height spacious balconies on the south elevation, along with an asymmetric combination of living room windows, adds an element of interest to the building. We call this new composition “amalgamation”. The use of honed granite stone has further contributed to the overall cohesion and unity of the design. The language used in this text has a professional and architectural tone.
