Our primary service of design is something we take great pride in, working closely with clients to take their initial ideas in conjunction with the site to create a design which our clients are excited and happy to see evolve from initial concept to finalized design. We take care of all the associated aspects required to make a planning application to the council and liaise with the local planner until the planning decision is reached.
Section 5 Declaration on Development & Exempted Development is required if the property is been sold which includes changing a garage into a habitatal room or extensions added to the property without planning.

MODULAR HOMES/LOG CABIN TYPE BUILDS
(What we know as of today 🤔)
As of early 2026, most modular homes in Ireland require full planning permission if used as permanent, separate residential dwellings. While new regulations are updating to allow some units up to 45sqm in back gardens without permission, they generally must be ancillary (connected) to the main house, adhere to strict size/setback rules, and meet building regulations for safety.
Planning Permission:
If the modular unit is used as a separate home, permanent residence, or is a large structure, you must apply for full planning permission.
Exempted Development (Proposed 2026): Proposed rules aim to exempt modular units up to 45sqm to the rear of a house, aimed at owner-occupiers for granny flats or home offices
Building Regulations:
Regardless of planning status, all modular units must comply with Irish Building Regulations regarding fire safety, insulation, and structural stability.
Garden Space:
You must maintain a minimum of 25sqm of private garden space.
Site Restrictions:
The structure cannot be built in front of the existing house and must fit within the existing curtilage (garden boundary).
Utility Connections:
Connecting the unit to sewerage, water, or electricity typically defines it as a permanent structure, requiring planning.
Exceptions to Planning
Small, temporary, or non-residential structures (like garden offices or sheds) that fall under the threshold and are not used as a primary residence may qualify for existing exemptions.
If planning is required, you must submit a site location map, plans, and drawings to the local authority.
