Many lenders are reducing Stress Testing on BTL mortgages. Whilst it is still difficult to get the rental cover required there are often other options available- such as using earned income or surplus income from other BTL properties.

Did you know that by putting two or more properties on one mortgage application you can reduce the risk of a property failing on Loan to Value or Rental Stress Testing.
You can also factor in earned income or rental income from other properties to help overcome rental shortfalls when stress testing.
In addition- to get a Buy To Let Mortgage- there is -
No minimum income for experienced and portfolio landlords
No need to be an owner occupier
No portfolio limits on number of properties or value
No need proof required of onward buy to let investments when capital raising.

With interest rates rising fast it is wise to fix your rates now. Did you also know that as a portfolio landlord you can fix your rate for 5 years now- then refinance to a lower rate if rates fall - without having to pay redemption penalties.

One common myth is that it is not possible to obtain a mortgage for a rental property in a Ltd Co for a property above a pub or a restaurant. Although dependent upon lenders conditions this is not the case. We have recently obtained several mortgages for clients that had been told by their previous broker that this was not possible.
