Two weeks until the school holidays and our house already has that end-of-term energy. 😂

Bags everywhere. Artwork that needs a home that isn't the kitchen counter. The general accumulation of a busy family life moving fast.

Every year, the slower pace of the holidays is when I notice my own home more. What's working. What's making things feel heavier than they need to.

And I hear the same thing from a lot of sellers this time of year: "We're thinking about selling in September — we'll get it sorted over the summer."

Here's my honest advice: don't wait until September to start.

The best results I see come from sellers who begin the preparation process 6–8 weeks before they want to go to market. That gives time to declutter properly, make any small improvements, and stage without rushing.

If you want to be market-ready for that September window, when buyer activity picks back up after the holidays, the time to start thinking about it is now.

The school holidays are almost here and my house is already showing signs. 😅

That creeping accumulation of stuff that happens when life gets busy - bags dropped at the door, surfaces collecting random things, rooms that were tidy a week ago that somehow aren't anymore.

I notice it partly because I live in it, but also because this is literally what I look at in properties every day.

Here's something I know for certain after years of doing this: clutter is one of the single biggest things that costs sellers money.

Not because buyers are judging your lifestyle - but because clutter makes rooms feel smaller, darker and harder to read. Buyers can't picture themselves in a space when it's full of someone else's life.

The homes that sell fastest this summer won't necessarily be the biggest or the most expensive. They'll be the ones that feel calm, clear and easy to walk into.

Right. I’m back. 👋

I’ve been pretty quiet on here for the past few weeks.

Life got a bit full - between staging projects, the kids, and a big personal design project that’s finally getting off the ground (more on that soon 👀) my social media slipped.

I’m Danielle, by the way - for anyone new here. I’ve spent 18 years working in design and marketing across property, construction and interiors in Edinburgh.

A few years ago I launched Statement Interior Marketing, where I create strategic staging packages that help properties sell quickly for a higher return and this is what I see happen, consistently, when a property is properly prepared before it goes to market.

But I’m also just a mum, a homeowner, someone who genuinely loves interiors and is currently deep in the chaos of summer approaching with kids in tow.

So this is me, showing back up. Real life and all.

I had another seller say to me this week, “We thought about staging… but it feels like an extra cost.”

Honestly? I get why people think that.

But after 17+ years working with properties, I’ve seen the same pattern over and over - empty homes just don’t land the same with buyers.

When a place is empty, people walk in and hesitate.

They can’t tell how the rooms work, they don’t know what fits where, and they don’t feel anything. Once it’s staged though, it clicks.

They slow down, look around properly, and start picturing themselves living there.

That shift is what sells homes.

Staging isn’t about making somewhere look pretty. It’s about helping buyers understand it.

From a personal point of view, we’re getting ready for an extension this spring, so decluttering is officially on my agenda. And honestly… why is a trip to the skip so satisfying? 😄

Honestly, if you look at my content you’d think all I do is make beds 😂

But I really do love it. There’s something so satisfying about watching a room transform with just a few simple touches. A well styled bed instantly makes a property feel warmer, more inviting, and it really stands out in photos.

Apparently today is meant to be the most depressing day of the year, but when I woke up this morning I actually felt quite motivated until I started scrolling social media. That is where it can pull you down and almost tell you how you are meant to feel. It reminded me to take a break, so today make sure you get outside, step away from doom scrolling and be present.

For anyone feeling a bit blue today, I hope it gets better. One thing my mum always taught me is when you wake up, always make your bed. It really sets you up for the day.

Sometimes the smallest habits can shift your whole mindset.

So here I am making a bed again 😂🤔
