Extending out into the new extension, it’s been designed to feel open, calm, and easy to live in. The kitchen by balances practicality with a refined finish, with a walk-in pantry and separate utility.

We’re on site in Lavenham, Suffolk with renovating a grade 2 listed 17th century farmhouse.

It’s hard to believe this is the same room…

Since completion, we revisited this playroom to add bespoke joinery for toys and the TV - keeping everything organised without losing any of its character.

Originally, this was a tired space with a low false ceiling, poor electrics and not much going for it! Now, it’s almost unrecognisable.

A complete transformation - and still one of our favourites. A playroom that balances function with a real sense of fun.

From a £10k loan & a single story extension to £1M builds….

Hi, we’re Sam & Jake — brothers and founders of Project Nine.

In 2018, we took the leap to start our own business, having previously worked as site and contracts managers within the construction and maintenance industries.

Sam began his career as a bricklayer before completing an honours degree in Construction Management, and more recently achieving a Passive House qualification. Jake started out as an air conditioning engineer before progressing into senior management roles.

Construction has always been in our blood — our grandad ran a brick factory, and our dad was a bricklayer.

Like many, we started with very little — a £10k loan to buy a van, some uniforms, and business cards. Our first project was a £50k single-storey extension, and from there, a steep learning curve led us to where we are today: delivering bespoke, high-specification homes and renovations, with project values up to £1M.

Nearly eight years on, we’re proud to be running a seven-figure business with a great team, creating considered, high-quality homes across Essex and Suffolk — with a focus on simplicity, clarity, and reliability.

We work closely with our clients from concept through to completion, offering:

We take on a limited number of projects each year to remain hands-on and ensure every detail is executed to the highest standard.
