Coming home doesn’t always look the way we imagine.
Sometimes it looks like growth. Reflection. And choosing alignment over noise.

After everything I’ve experienced over the past while—personally and professionally—I’ve decided to return to Pemberton Holmes and begin a new chapter in my real estate journey.

Bank of Canada Rate Update — What This Means for Commercial Real Estate 📣

The Bank of Canada has announced that it is holding the overnight rate at 2.25%.

While this may sound like “no big change,” for commercial real estate, stability is meaningful.

Here’s what I’m seeing on the ground 👇

~ Deals that were on pause may start moving again:

When rates stop fluctuating, conversations tend to restart. I’m already seeing renewed interest from owner-occupiers and long-term investors who were waiting for a bit of certainty.

~ Long-term strategy matters more than timing:

Don’t miss your renewal deadline! Most municipalities require annual licences to continue operating legally — missing them can lead to fines or extra fees.

📆Schedule for 2026:

~ Victoria: Due by Jan 15, 2026 (late fees after Feb 15)

~ Saanich: Due by Dec 31, 2025

~ Sidney: Due by Feb 28, 2026

~ Sooke: Due by Feb 28, 2026

~ North Saanich: Typically Feb 28 (confirm with local notice)

~ Oak Bay: Calendar year licence — renew before Jan 1, 2026

Colwood’s Oceanfront Pathway is Coming! 🌊

A new multi-use pathway connecting Esquimalt Lagoon to the Beachlands community is moving forward. This 4-kilometre route will provide a safe and accessible space for walking and cycling, guiding users through Perimeter Park, connecting to new trails at Beachlands, and thoughtfully navigating sensitive areas near the Esquimalt Lagoon National Migratory Bird Sanctuary.

With a $6 million grant secured, the City of Colwood has begun planning, design, surveying, and archaeological permitting. Early designs focused on engineered coastline solutions, which proved complex and costly. The updated plan now follows Green Shores principles, using natural materials and eco-friendly techniques to enhance safety while protecting and restoring the waterfront environment.

Next steps: Final designs and detailed construction plans are expected by January 2027, with construction to follow, keeping the pathway on track for completion before the grant deadline in early 2028.

This project will make Colwood’s waterfront more accessible, enjoyable, and sustainable than ever.
