🏡 How much do you REALLY need for a down payment in Ontario?
Many buyers think they need 20% down to buy a home… but that’s not the case.
Here’s how the minimum down payment works:
💰 Homes up to $500,000
➡️ Minimum 5% down payment
Example:
A $500,000 home = $25,000 minimum down payment
💰 Homes between $500,000 and $1.5 million
➡️ 5% on the first $500,000
➡️ 10% on the remaining amount above $500,000
Example:
A $1.1 million home:
• 5% of the first $500,000 = $25,000
• 10% of the remaining $600,000 = $60,000
✅ Total minimum down payment = $85,000
🏠 Homes $1.5 million and above
➡️ Minimum 20% down payment required
Remember, your down payment is only one part of the cost of buying a home.
You should also plan for additional closing costs, which may include:
🏷️ Land transfer tax
⚖️ Lawyer fees
📄 Title insurance
🏠 Home inspection and other property related costs
