Waiting for the Perfect Time

I had a conversation with a buyer recently that I think a lot of people can relate to.

They’ve been watching the market for months. Every few weeks we’d look at homes they liked, and every few weeks they’d say, “Maybe we’ll wait a little longer.”

Wait for rates to come down. Wait for prices to soften. Wait for a sign that it’s the right time.Then another home they loved sold. That’s when they looked at me and said, “It feels like we’re shopping for homes that don’t exist anymore.”

I knew exactly what they meant. The homes they were comparing everything to had already been bought by someone else. Yes, even in a slow / buyers market. And that is the challenge with trying to time the market perfectly.

Most people aren’t really waiting for a better house. They’re waiting to feel certain. The problem is that certainty rarely shows up when we want it to. Nobody rings a bell and announces that today is the bottom of the market. If it were that easy, we’d all get it right.

I’m not saying anyone should rush into a purchase.The right home still has to fit your budget, your lifestyle, and your plans for the future. But waiting is a decision too, and it has a cost.

The best time to make a move isn’t when everyone agrees it’s a great time. It’s when the home is right, the numbers work, and the timing makes sense for your life.

Because by the time certainty arrives, the opportunity is often already behind us.
