It’s been a long winter. We needed a break during March Break. So let’s go!
Holy this is an unforgettable journey. What was supposed to be a regular trip, ended up with us almost being stuck in the Middle East, flying along ballistic missiles. We could have easily been hit in this Israel-Iran conflict. What a journey.

Family-sized 3 bed, 3 bath unit with 2 parking spots available, in Toronto’s east end! One of the largest layouts in the building, at nearly 1,500 sq ft. Glorious city view, with all windows and natural light, 10 ft ceilings, and over 300 sq ft huge balcony.

Why is this stuck in my head? Am I the only one that hears it?
Tenant turnover is the golden moment for landlords — but it comes with a tough question: do you pour money into renovations, or keep it simple? In multi-family properties, every rent increase ties directly to the value of the building, so renovations aren’t just cosmetic — they’re strategic. My “golden rule” is simple: 3-7 year payback period. Anything more, and it might not be worth it. For Toronto investors (especially those with older apartment buildings on CMHC MLI Select), the right renos can mean better tenants, stronger cash flow, and long-term growth.

Every sale matters — but this one hit different.
After 33 years in her family home, raising kids and losing her husband, my client decided it was time to move on. Since his passing six years ago, upkeep had fallen by the wayside. The house had structural issues too — built at the edge of a cliff, we knew it wasn’t going to fetch top dollar.
But we found the right buyers.
A young couple — full of hope, trying to find a foothold in one of the hardest markets in the country. Their entire extended family lives nearby, and being in this neighbourhood meant everything.
After the deal, they brought the whole family to see the home — grandparents, cousins, uncles, aunts, siblings. It was emotional. They’re the first of their generation to buy a home. And if you’ve been looking in Toronto lately, you know just how rare that is.
A perfect handoff. A fresh start for both sides.
Congrats to everyone involved — and thank you for trusting my team and I through such a meaningful transition in your lives.
