🚨May 2026 Market Update for Toronto ✨📊
The GTA resale market picked up this spring. Home sales in May 2026 rose 6.3% compared to last year, while new listings fell 18.9% over the same period. As standing inventory is absorbed, competition between buyers is building in some neighbourhoods. The average selling price came in at $1,069,700, down 4.6% from May 2025, and the trend points to prices flattening now with room to move upward in the months ahead.

✅Detached home sales in Toronto were up 8.9% year-over-year with an average price down by 6.5%.
✅Semi-detached home sales in Toronto were up by 2.5% year-over-year, with the average price down by 0.6%.
🏙️ Townhomes & Condos
✅Sales of townhomes in Toronto were down by 17.5% year-over-year, and the average sale price was down by 5.5%.
✅Condo sales were up by 4.2%, with the average price down by 5.0%.

✅“Inventory levels trended lower over the past year, but buyers continued to have substantial negotiating power through the spring, helping with affordability. Looking ahead, if sales strengthen further relative to listings, selling prices will level off and even start to grow as we move into 2027,” - TRREB Chief Information Officer Jason Mercer.
