PRE-CON MISTAKES TO AVOID:

1. Buying where YOU want to live instead of seeing investment opportunity: it can be hard to visualize what other people are buying but take a step back and focus on the big picture. Think about the area, what’s going on, transit, employment, schools, etc. These are things to focus on, not your own personal preferences.

2. Focusing on the prices of previous projects in the area: Comps in pre-con work differently than resale. “The building before this one was __” it was, but you didn’t buy that one and the next one will be even more expensive. Never miss out on an opportunity because of one that’s already passed!

3. Waiting for the perfect floor plan or unit: the perfect floor plan doesn’t exist, the perfect location & price do💸

Reasons to open an FHSA account in 2024👇👇

1. Tax-free growth: similar to a TFSA, returns generated within your FHSA are NOT taxed, even upon withdrawal

2. Tax deductions: similar to an RRSP, contributions to your FHSA can be written off & reduce your annual income, saving you extra $$

3. No repayment required: when you withdraw funds from your account , you are NOT required to repay the amount (unlike an RRSP)

4. Contributions carry over: if you don’t contribute the maximum amount in one year, you can carry over up to $8000 of unused contribution room to the following year

As expected, BOC decided to hold its current key interest rate at 5% for the 3rd time (the last hike was in July)

Fixed rates have also started to come down due to declining bond yield📉

Many experts and even BOC themselves are hinting that there will be no more rate increases in 2024 - the next interest update is on January 24th - stay tuned!

WHAT IS NEGATIVE AMORTIZATION?📉

On a standard mortgage loan, a certain portion of the monthly payment goes to the principal balance and the remainder goes to paying off the interest. Normally, as homeowners make their monthly payments, they pay off more & more of their loan and see their balance decrease over time💸

With the 10 interest rate hikes we’ve seen over the last 2 years, this isn’t the case anymore for a lot of people.

Many borrowers in fixed payment variable rate mortgages are now seeing their mortgage balance actually GROW month to month as their payments don’t even cover the interest portion anymore.

People in this situation have the option to increase their payments or make lump-sum payments to bring down their loan amount.
