The Toronto housing market had a year of change in 2024! Hereโ€™s what you need to know:

โœ… Sales: Down 0.10% from 2023, with 25,703 homes sold.
โœ… New Listings: Up 15.04%, giving buyers more choice.
โœ… Average Price: $1,103,468, up slightly from $1,102,276 in 2023.
๐Ÿ™๏ธ Condo prices saw more declines, while ground-oriented homes held steady.

๐Ÿ’ก High interest rates challenged affordability, but the market got a boost with major Bank of Canada rate cuts in the latter half of the year.

๐Ÿ”ฎ Looking ahead: More rate cuts and stable prices could lead to a stronger 2025 market.

Another one done! Purchased as an investment property. I also found excellent tenants for the space for my client. They were thrilled with the quality tenants I brought to them. Can also say this was a buyer with confidence in the market. My client plans to have her daughter move in one day rather than buy at a later date when prices have likely gone up.

Generally speaking, of course. Best to speak to your mortgage agent/broker as your annual income qualifying amount could change based on rate, amortization period, property taxes, maintenance fees (if any), and a credit score of 680 or above.

Those putting less than 20% down will have to pay CMHC insurance premiums, so an extra cost added to your mortgage. Remember youโ€™ll need additional cash on hand for closing costs, which usually amount to 1.5%-4% of a homeโ€™s value.
