July 2021 Market Stats 📊
The strong housing demand continues with very little new inventory. Transactions in the GTA are -14.9% and price +12.6% over last year. Year over year sales growth was the highest in the condo segment. Here are a few highlights from the month:
▪️Total new listings -30.7% over LY
▪️Average sale price $1,062,256
▪️416 condo prices +4.8% over LY
▪️Condos sales in the GTA +155% over LY
▪️Condo rental +104.4% over LY
So where is this market headed? This is the number one question I get 😃 A lot of buyers and sellers took a much needed break from the crazy real estate market. There was definite buyers fatigue coming off of such a hot winter/spring market. With lighter restrictions and warm weather acting as a great distraction, people seemed to enjoy this summer. Typically, the fall market tends to pick up… with a fourth wave upon us, continued low interest rates, many still working from home, and kids going back to school🤞🏻, I think we will see a boost this fall!
