March brought some encouraging momentum across the GTA. Home sales were up compared to both last month and last year, while new listings tightened—creating a more balanced, active market. Even better for buyers, prices are still down year-over-year, making homeownership feel more within reach as we head into the busy spring season.

According to Daniel Steinfeld, more households are stepping back into the market, taking advantage of improved affordability. And as Jason Mercer noted, buyers still have strong negotiating power—for now.

If this trend continues, we could see prices start to level out later this year.

While home sales were slightly down compared to last year, new listings dropped even more, meaning fewer homes are hitting the market. Many sellers are holding off for now, while buyers are taking a wait-and-see approach as they look for prices to stabilize and positive economic news.

Here’s the interesting part: experts estimate over 100,000 buyers are currently sitting on the sidelines waiting for the right moment to make a move. If listings stay low and confidence returns, we could see more competition among buyers and stronger market momentum later in 2026 and into 2027.

Bottom line: there’s a lot of pent-up demand in the GTA, and the market could heat up quickly once buyers jump back in.
