This isn’t just about funding—it’s about mortgage professionals rolling up their sleeves, grabbing saws and drills, and showing up for families who need affordable housing.

🚫The Properties I Don’t Touch (And Why I Walk Every Time)
Let’s be candid — not every deal is worth it. Even if the numbers look amazing on paper.
Over the years, I’ve learned to listen to my gut and stick to a proven checklist. There are just some properties I won’t touch — no matter how good the pitch.
Here’s what makes me walk without a second thought:
❌ Weird layouts – If I can't figure out the flow in under 10 seconds, neither will a buyer or a tenant. Confusion kills deals.
❌ Double yellow lines out front – Poor curb appeal, heavy traffic, and limited parking. It’s a resale nightmare.
❌ Steep front steps – Big accessibility issue. You’re cutting out a chunk of your market right from the start.
❌ Problem neighbors – Loud, messy, or just plain difficult. They ruin showings, scare off buyers, and make your life harder than it needs to be.
❌ Renos over 30% of purchase price – If it feels more like a rebuild than a flip, I’m out. That kind of budget is rarely worth the risk.
I’ve ignored these red flags in the past — and I paid for it with time, stress, and profit loss.
These days, I don’t chase numbers. I stick to what works.
Because one bad deal can eat half a year of effort.

Investing starts with education. Over the last 8 years I have learned some incredible investing strategies and have mastered creative financing.
And Over the last year, I have taken some time away from the Canadian real estate market.
