Another ADU design with basement walkout!

London has changed some bylaws around additional dwelling units; last year they allowed maximum 5 bedrooms per ADU, now backtracking after the 32 bedroom case was witnessed.

As a result the city has put a temporary hold on this limitation and is currently only allowing 3 bedroom ADU’s with other conditions if you want to add more.

What a project!

Last year Mississauga had amended a zoning bylaw which restricted building depths to 20m, unfortunately the homeowner already had a legal addition that increased the building depth to approximately 23 meters.

The homeowners wanted to simply widen the addition; not increase building depth. The city flagged this as a zoning by law infringement and requested the homeowners to apply for a minor variance to keep what is legally theirs. Sounds confusing doesn’t it?

We had to go through a minor variance hearing just to keep the original building depth of 23 meters since the city changed their zoning bylaws.

Finally, even with neighbours appeal letters, we were granted the building permits to widen the original rear addition with a second storey!
