New legislative changes for Real Estate in Ontario - effective today, December 1st, 2023

Today, REBBA (Real Estate and Business Brokers Act) becomes TRESA (Trust in Real Estate Services Act). TRESA - formerly REBBA - is the legislation that governs the conduct of Ontario Realtors and Brokers.

Consumers have requested more transparency in the real estate industry in Ontario and more resources to increase consumer confidence. In many ways this has been achieved, but is it being done in a way that consumers expected?

Although a highly anticipated open offer process has been implemented, it will be up to the Seller and their REALTOR® to determine when this strategy will be used and what contents of all offers on the table get disclosed. And get this, the Seller can change their mind at anytime on whether or not it’s an open offer process!

Fall vibes and real estate highs! 🍁🏠 Here's the scoop on Waterloo Region's October market:

1️⃣ After a post-summer inventory spike, we're back in balance! 🔄 October saw a shift from a buyer's to a balanced market as inventory settled.

2️⃣ Stable prices with a twist! 📉 While prices held firm, the detached market saw slight decreases. High interest rates nudged buyers towards more affordable options.

3️⃣ Waterloo, a blip or a trend? 🤔 Significant drops in all types, but this could potentially be an anomaly. Fingers crossed for a return to normalcy next month!

4️⃣ Cambridge, a townhome tale! 👀 Detached vs. townhomes – the gap is narrowing. Keep an eye on Cambridge towns, potential drop coming in November!

5️⃣ Kitchener condos soaring! 🚀 Sales up 10% M/M, 36% Y/Y. Recovery is on track, with inventory slowly finding new homes.

6️⃣ Back to 2019 vibes! 🔄 Inventory levels are making a comeback, reminiscent of 2019 numbers.
