If your last tenant left the unit in rough shape, you might be wondering where to even start. Here's something worth knowing: under Ontario's Residential Tenancies Act, landlords are legally required to return a unit to a habitable standard before the next tenant moves in. That obligation doesn't pause between tenancies.
And "habitable" means more than it looks clean. Biological waste, drug residue, and pest damage all require professional remediation before a unit is genuinely safe and legally rentable again.
