The good news is that improving curb appeal doesn’t always require a major investment. Small details can make a significant difference.

A few key things to focus on before listing your home:

The weekend is here… and that means open house time 🏡✨

One of the common questions I get from sellers when discussing the listing process is this 👇

“Do open houses actually help sell a home?”

And the answer is… often, yes 👀

Open houses create additional exposure for your property and allow buyers who may not have booked a private showing the opportunity to walk through the home and emotionally connect with the space.

They can attract:
🏡 Active buyers currently searching
🏡 Buyers casually exploring the market before making a move
🏡 Neighbours who may know someone looking to move into the area
🏡 Buyers comparing homes and price points in person

The more eyes on a property, the more opportunity there is for interest, conversations, and ultimately offers.

Open houses also help create momentum around a listing, especially in active markets where timing and exposure matter.

Now, does every home require an open house? Not necessarily.

Every property, location, price point, and market condition is different, which is why strategy matters.

But overall, when done properly, open houses can be another valuable tool in helping a home gain visibility and attract the right buyer.

“So… do Realtors really make their own schedules?” 👀

I think there’s this perception that real estate offers a life of total freedom and flexibility. While there is flexibility in some ways, what most people don’t see is that our schedules are heavily driven by the market and the needs of our clients.

And when the market starts moving quickly like it has been in some communities recently, personal schedules can change in an instant.

Just the other day, I had my entire workday planned out. Market evaluations, emails, client care, administration, gym, dinner, and some more work related activities planned for the evening… all organized exactly how I intended.

Then I received a call from a client interested in a property that had just received an offer.

At that point, if she wanted a strong chance at competing, there was no waiting until the next day. Timing mattered.

Everything shifted.

I left the gym, rushed home, rearranged appointments, put my defrosting dinner back in the fridge, cancelled my evening plans, showed her the home and another for comparison, researched comparable sales, advised on pricing strategy, drafted the offer, negotiated, and by the time I walked back through my front door, it was close to 10 PM.

And honestly… this is real estate.

Every day is different.

One day may be showings and negotiations. Another day is scheduling, contracts, research, networking, business planning, courses & conferences, client meetings, home inspections & inspection related calls and handling, problem solving, business meetings, or handling situations no one ever sees behind the scenes.

There is no true 9 to 5 in this business.

Real estate is evenings, weekends, vacations with a laptop nearby, and learning how to pivot at any moment in the best interest of your clients.

And while the schedule may not always belong to me, I truly love what I do and helping my clients attain their real estate milestone.

P.S. The end of the story...my buyer client got the home, and all was right with the mayhem of my evening- REAL ESTATE CELEBRATORY WIN!🎉

It’s hard to believe how quickly the years have gone, but when I reflect back, I feel nothing but gratitude for the people, experiences, growth, and opportunities this career has brought into my life.

To my clients, thank you for trusting me through some of life’s biggest transitions. Being part of your journeys is something I never take lightly.

To my brokerage and the incredible people I’ve had the opportunity to work alongside over the years, thank you for the support, guidance, and relationships that have shaped so much of this path.

Real estate has challenged me, stretched me, taught me, and helped me grow in more ways than I ever expected. There is truly never a dull moment in this industry, and that is part of what makes it so rewarding.

Average days on market is often used to measure how quickly homes were selling the previous month or months… but it doesn’t always tell the full story.

It reflects what happened last month, not what is happening in real time. But in real estate we always use data from the past to determine how well the market is moving in the present.

For sellers, it can give a sense of how quickly homes were moving—but it doesn’t determine how long your home will take to sell or how buyers will respond to it today.

For buyers, it can help you understand the pace of the market—but it doesn’t tell you how quickly a specific home will sell or whether you’ll be competing.

The real insight comes from how a property is performing right now
How many showings it’s getting
How buyers are responding
And how it’s positioned against the current competition

That’s where strategy matters most.

Local Shout-Out! ✨

Taco Tuesday meets Cinco de Mayo 🌮

We recently visited the new Mexican restaurant that has taken over the former La Piazza location—and it did not disappoint.

My son and I ordered the beef birria tacos, and they were absolutely delicious. Rich, flavourful, and truly felt like an authentic experience.

In light of today, a little note—Cinco de Mayo celebrates the Mexican army’s victory at the Battle of Puebla. While often associated with food and celebration, it’s rooted in history and resilience.

All the more reason to support and enjoy the incredible flavours and culture behind it.
