The Script Just Flipped on Mortgage Risk 📉
We just finished an eye-opening article from Better Dwelling regarding a major shift in the Canadian mortgage landscape.
For decades, the standard playbook said small mortgages were the highest risk while large loans were rock-solid. The latest TransUnion data shows that logic has completely flipped.
Delinquency rates for Canada’s largest mortgages ($850k+) are now rising at more than double the rate of the smallest ones.
While the article draws comparisons to the 2008 US crash, there’s a key difference: this isn't a crisis of subprime credit. It’s a targeted squeeze on high-leverage owners and investors feeling the pressure of normalized rates.
Is this a cause for alarm? We don't believe so. This trend represents a correction in a specific, high-leverage sector rather than a fundamental breakdown for the average homeowner. In this new landscape, understanding the "new rules" of risk is more important than ever.
