Foundation cracks are very common with concrete foundations. Most of the time they do nothing, but occasionally they can be a source for water leakage into the basement. Here we have a sprinkler head next to a foundation crack. Now, even though there were no indications of leakage while we were there, the potential for future leakage is certainly increased.

This is why insurance companies do not like Poly B plumbing pipes. This was a vacant house. When the buyer looked at the house the week prior to the inspection, everything was fine. The day of the inspection, we walked into the ceilings in the dining room and basement collapsed. The Poly B had ruptured, allowing a pin hole leak in the pipe to go undiscovered for a few days. The amount of damage was unreal, especially in the basement where the water had traveled to other bedrooms as well. PolyB piping was used in tens of thousands of homes across North America for about 10 years, between the late 80's - late 90's.

We see all kinds of crazy things in houses, but screwing a coat rod to an electrical panel??

This is a great example of why downspout extensions are important. This roll-out type extension doesn't work, and all that water from the downspout collected around the foundation, and has leaked into the basement.

I love when sellers prepare for the inspection on their home. It makes for a way nicer inspection!

If you have an On Demand water heater/boiler, it's very important to have them serviced and back flushed every year or so. This unit has likely never been serviced and suffered a catastrophic failure. If you've ever had to replace one, you know they are not cheap. $5000-$10,000 is typical for a combi unit if you have in floor hydronic heating as well.
