The right rug can completely anchor a room, but choosing the correct size is key. A common mistake is getting a rug that's too small, which can make a space feel disjointed.

Here’s a simple rule of thumb to follow:
1) For living rooms: Your rug should be large enough for at least the front legs of your sofa and chairs to rest on it. This creates a unified conversation area.
2) For dining rooms: Ensure the rug extends far enough beyond the table so that the chairs remain on the rug, even when pulled out.
3) For bedrooms: The rug should frame the bed, extending at least 18-24 inches on either side.

Getting the scale right connects all your furniture and makes the entire room feel more cohesive and intentionally designed.

A lot of people hear “fixed rate” and assume their payment will never change…
But that’s not always true 👀

Even with a fixed interest rate, your monthly payment can still go up (or down) because of:
📈 Property taxes increasing
🛡️ Changes in homeowners' insurance
💰 Escrow adjustments

Your loan stays the same… but the other pieces around it can shift over time.

So if your payment changes, it doesn’t mean something is wrong; it’s actually pretty normal!

Different Property Types, Different Market Conditions

March highlighted a divided market in Calgary, where supply conditions varied significantly by property type. Inventory rose month-over-month, exceeding the 10-year average for row and apartment-style homes while remaining below trend for detached properties due to fewer housing starts last year.

Sales totaled 1,881 units—higher than February but still 13 per cent lower than last year and below long-term averages. Apartment-style homes are seeing softer demand due to increased supply and slower migration. Detached homes are also experiencing a slowdown, mainly due to limited inventory in certain districts. The benchmark price reached $565,600, up nearly one per cent from February but down more than four per cent compared to last year. While prices for lower-density homes remain stable, apartment condos saw a three per cent decline in the first quarter compared to the previous quarter.
