So, here is an obscure photo of some attic insulation with some minor water damage. This is coming from a small crack in the vent stack boot and water is dripping onto the insulation below. What you can’t see in the photo is what I had to go through to find this issue! It was an absolute adventure to get through the attic of this 2500 sqft home. Get yourself an inspector who isn’t afraid of the dark or getting a little messy. You won’t regret it.

Although, it was banned for use in residential construction well before then. Asbestos was commonly used in residential construction for its fire-resistant and insulating properties. It was used in:

1. Roofing materials: Asbestos cement sheets and shingles.
2. Insulation: Asbestos insulation in walls, ceilings, and around heating systems.
3. Flooring: Vinyl asbestos tiles and asbestos-containing linoleum.
4. Pipe insulation: Used to insulate pipes.

Asbestos-related health concerns led to restrictions, and it was largely banned in residential construction in the late 1970s and early 1980s in the United States.

1. Roof: The first line of defense against the elements. They go through a lot but asphalt shingles will still last anywhere from 15-30 years.
2. Windows: Bringers of daylight and the views. They may not go through the same rigorous labour that the roof does but they do have a lifespan.
3. Furnace: The cornerstone of the home comfort system. On again, off again burners will eventually run their toll on the inner components.
4. Water Heater: We wouldn’t have hot showers on demand without it. Mineral deposits and corrosion will eventually catch up to these appliances.

The river has been a very important teacher for me, teaching me patience and calmness. To be successful when you are fly fishing you have to learn to slow down, observe, and take note of all the factors effecting what the fish are doing and how they are feeding. This ability to slow down and take note of all the things that I can see, feel and hear also translates into being a great home inspector. A home inspector has to be able to find deficiencies and material defects that aren’t necessarily visible to the naked eye or noticeable to an untrained mind. So to the river, I thank you for teaching me these valuable skills. Happy Monday everyone, and I hope you have a great week ahead!

1. Just like anything else, furnaces have a lifespan. The typical lifespan of a furnace is 15-20 years but it can be much shorter in certain environments.
2. If you’re having frequent repairs and maintenance done on your furnace it might be more cost effective to have it replaced. Stop ‘nickel and dime’ing yourself and make that investment.
3. If your utility bill is getting higher than usual it could indicate that your furnace isn’t running as efficiently as it used to. In today’s day and age, it is ALL ABOUT EFFICIENCY.

An old, inefficient furnace is most definitely costing you more money than you should be paying and it could even be letting harmful carbon monoxide into your household environment. Call an HVAC specialist and start weighing your options.
