A common assumption is that if someone builds a property for, say, $1M, then the property must be worth $1M. That’s not how it works, money spent does not immediately equate to value.
This assumption occurs because people misunderstand the difference between replacement value and market value. They’re not the same.
Replacement value is what it would cost to rebuild the property today. Construction, materials, labour, fees.
Market value is what someone is actually willing to pay for it. And that’s driven by things like: location, condition and the market.
So it’s entirely possible to spend $1M building something and the market only supports a lower value.
That gap can come from a number of factors.
- The property might be overbuilt for the area.
- The design and fixtures may not align with buyer demand.
- Or the wider market may not support that level of pricing.
Been seeing this quite a bit recently with renovations, especially with the rise in construction costs, and it comes up all the time when looking at insurance valuations, renovation decisions, and development projects.

From budgeting and QS assessments to project management during construction, this project was guided from concept to completion by Compound Property Group.
Phase 1 began in December 2024 with quantity surveying and budgeting support for project approvals.
Following approval in Q2 2025, Compound Property Group was engaged to oversee project management throughout construction, coordinating between ownership, contractors and banking processes including drawdowns and project applications.
Completed in April 2026.
A full-circle approach built on strategy, oversight and ex*****on.
