More properties on the market, a little less movement in sales. Here’s where the Perth property market sits this week.

🏡 1,972 rental properties available

Listings have now pushed above 8,000, meaning buyers are continuing to see more choice than they have had in recent years.

Sales this week have also eased slightly compared with the levels recorded over the past eight weeks. While that doesn’t necessarily indicate a major shift in the market, it’s something worth keeping an eye on as we move forward.

For sellers, understanding your individual property and the competition around it is becoming increasingly important. Pricing, presentation and positioning all play a role in attracting the right buyer.

PERTH PROPERTY MARKET UPDATE 📊

There’s a bit to consider in the Perth market this week.

Listings have continued to rise, with 7,804 properties currently available for sale, while we recorded 628 sales across the week.

That means buyers are continuing to see more choice, while the number of properties selling remains fairly steady. For sellers, this puts a little more emphasis on getting the pricing and presentation right, particularly as buyers have more options to compare.

On the rental side, available properties have fallen below 2,000, with 1,909 rentals currently listed. It remains a tight rental market, with limited availability continuing to be a factor for tenants and landlords.

Adding another layer to the market, the RBA increased the cash rate by 0.25% yesterday, taking it to 4.60%. This is the fourth increase this year, with the RBA citing ongoing inflationary pressures as the reason for the decision. (Reserve Bank of Australia)

It will be interesting to see how this filters through to consumer confidence, borrowing capacity and buyer activity over the coming months.

For now, the Perth market continues to adjust, with more properties available, steady sales numbers and a very tight rental market.

🏠 PERTH MARKET UPDATE

A little more movement in the Perth market this week, with 635 properties sold, up from 600 the week before.

At the same time, the number of properties available for sale has continued to rise, now sitting at 7,755 listings. That gives buyers more choice than we’ve seen for some time, meaning presentation, pricing and the overall strategy behind a sale continue to matter.

The rental market is telling a different story, with available rental properties dropping to 1,974. That’s now below the 2,000 mark and a further 2.7% decline on the previous week.

It’s a number worth watching. While there are still properties available, the continued reduction in rental supply points towards a challenging rental market ahead, particularly for tenants looking for suitable homes.

For sellers, having a realistic understanding of where your property sits in the current market is becoming increasingly important. More choice for buyers means the right price and presentation can make a real difference to the outcome.

This week we’ve seen 7,312 properties on the market and 625 sales across Perth.

There’s no denying the market has shifted. Buyers have more choice than they have in quite some time, which means they’re taking longer to make decisions and being more selective about the homes they pursue.

That doesn’t mean the market is “bad” — well-priced, well-presented homes are still attracting solid interest and selling. It’s just a market where strategy matters more than it has over the past couple of years.
