🏡 PERTH MARKET SNAPSHOT | Week Ending 11 October 2026
📈 Perth property sales have bounced back!
The latest REIWA market figures are in, and there’s plenty for sellers to pay attention to! 🔥
🏠 615 properties sold — UP 16.0% from last week
🏡 451 house sales
🏢 114 unit sales
🌱 50 land sales
📍 8,289 properties listed for sale
🔑 1,993 rental listings
🎯 WHAT DOES THIS MEAN FOR SELLERS?
Buyer activity has lifted, but so has the number of properties competing for attention.
With more than 8,200 properties for sale, standing out matters more than ever.
✨ Presentation attracts buyers.
💰 Pricing creates competition.
🤝 The sales process turns interest into results.
A property doesn’t sell itself. The right strategy makes the difference! 🔥
🏡 Thinking about selling? Let’s discuss how to position your property to stand out in today’s Perth market.

🏡 PERTH MARKET SNAPSHOT | Week Ending 4 October 2026
This week’s numbers tell sellers something very important. 📊
🏠 530 property sales
📉 Down 16.0% from our previous weekly snapshot
🏡 382 houses sold
🏢 96 units sold
🌱 52 land sales
📍 8,013 properties now listed for sale
🔑 1,972 rental properties available
The number I would be watching isn’t just the sales figure.
It’s 8,013 properties for sale. 👀
Buyers have more choice. And when buyers have more choice, simply putting your property online and hoping for the best isn’t a strategy.
✨ Presentation gets attention.
💰 Realistic pricing creates competition.
🎯 The sales process is what converts that competition into a result.
The market hasn’t stopped — 530 properties still sold in a single week — but sellers now need to compete harder for the buyer.
If you’re considering selling, the question isn’t only “What is my property worth?”
The better question is: “How are we going to make buyers choose mine?” 🔥

Two appraisals today! The wheat belt likes me and I like the wheat belt. Be interesting to see if one comes in? Super excited if one or both do.

🏡 PERTH MARKET SNAPSHOT | Week Ending 27 September 2026
The latest official REIWA figures are in — and this week tells an important story for Perth sellers.
🏠 631 property sales — broadly steady, down about 0.6% from the 635 used in last week’s snapshot
🏡 493 house sales
🏢 112 unit sales
🌱 26 land sales
📍 7,804 properties for sale
🔑 1,909 rental listings
REIWA’s current snapshot also shows sales at 609 four weeks ago and 850 in the same week last year. The busiest sales suburbs include Alkimos and Rockingham with 11 sales each, followed by Gosnells with 10.
Here’s what sellers need to understand. 🎯
Buyer activity hasn’t disappeared — but choice has increased.
When buyers have more properties to compare, you cannot afford to look like everybody else.
✨ Presentation gets you noticed.
💰 Pricing creates urgency.
🔥 A strong sales process creates competition.
The properties that are positioned correctly are the ones that give buyers a reason to act rather than keep scrolling.
Thinking about selling? Let’s talk about how to make your property the one buyers compete for.

Then and now 26/09/2025 and 26/09/2026. One of the years was more fun if you can tell? The family is safe and we all walked away so did the other driver “thanking God in all things.”
Also thanks to all the people that stopped and helped especially Luke Napier and Margs Gokavi for getting us and all our things to the hospital and home.
Labour asked for evidence to be provided then denied it allowed to be provided so corrupt

🏡 WILL FALLING HOUSE PRICES ACTUALLY MAKE HOMES MORE AFFORDABLE?
There is plenty of discussion about property prices potentially softening—but affordability is about much more than the sale price.
⏪ THE PAST
When interest rates were extremely low, buyers could borrow more and repayments were cheaper. This helped drive strong competition and rapidly rising property prices.
📍 THE PRESENT
Buyers are now dealing with a difficult combination:
🔹 Higher property prices
🔹 Higher mortgage repayments
🔹 Increased living costs
🔹 Tighter borrowing limits
🔹 Strong rental demand and limited housing supply
This means that even if a property’s price drops, it may not become more affordable if interest rates remain high or a buyer’s borrowing capacity falls.
🔮 THE 2027 OUTLOOK
Some forecasts suggest that parts of Australia could experience price corrections, while supply shortages may continue supporting values in stronger markets such as Perth.
The important point is that nobody can guarantee exactly what prices will do.
By 2027, affordability will depend on several factors working together:
✅ Property prices
✅ Interest rates
✅ Household incomes
✅ Housing supply
✅ Population growth
✅ Construction costs
✅ Banks’ lending policies
A 5% reduction in price can quickly be cancelled out by higher interest costs. On the other hand, stable prices combined with improving incomes or lower repayments could make buying easier.
The real question isn’t simply:
“Will house prices fall?”
It is:
“What will the property cost me each month—and can I comfortably afford it?”
For buyers, waiting for the “perfect market” can carry its own risks. For sellers, correct pricing, presentation and a strong sales process become even more important as conditions change.

🏡 PERTH MARKET SNAPSHOT | Week Ending 13 September 2026
A new REIWA weekly snapshot has been released, and there’s a noticeable shift sellers should be watching.
📊 600 sales — down 12.4% week-on-week
🏠 7,565 properties for sale
🔑 2,029 rental listings
🏆 Highest sale: Mundaring — $2.40 million
📍 Lowest sale: Crawley — $400,000
REIWA says available stock increased 2.9% in just one week, while sales activity pulled back. That means buyers are starting to see more choice.
For sellers, this is where strategy becomes even more important. 🎯
✨ Presentation gets attention.
💰 Pricing creates competition.
🤝 The sales process turns that competition into a result.
A changing market doesn’t mean opportunity disappears — it means you need to position your property correctly from day one.
If you’re considering selling, let’s talk about where your property sits in today’s Perth market and how I’d position it to compete.
