Mortgage Broker (B.Comm (Accounting) specialising in Mortgages, Commercial & Equipment Finance My Story!!

I have been in finance for over 14 years and previously co – owned a mortgage broking business which I ran for 10 years. Along the way I have helped a variety of home buyers, from first home buyers, investors, international buyers through to just the mum and dad buyers buying their family home. One element I had noticed in this process; was the lack of education that first home buyers received both prior and after receiving their loan – it is a massive commitment to take on a home loan – and although brokers and lenders have to go through their due diligence and compliance – many first home owners are left without a thorough understanding and knowledge of their mortgage and how to budget/ manage their first home. A mortgage is the biggest debt a person can take up – this can either set them on a path of financial freedom or end up being one of their biggest burdens. This has fuelled my desire to help both educate and set up first time buyers – and with A LOT of research and planning – I decided to take the plunge and started Loankeeping. If you are looking for a broker that will not only speak in lamen terms so you can understand the whole buying process – but will also help with the aftermath of getting a loan – budgeting / cashflow etc - then please give me a call – I will be happy to help!

Stop asking Google how much you can borrow.

Online calculators guess. Your actual borrowing power can look VERY different.

Get your real numbers sorted before you mentally move into that house.

Everyone’s talking about refinancing after the latest rate rise.

But before you jump banks, do this first.

Ask your current lender for a better rate.
And don’t just accept the first answer.
Because there can be a pretty big difference between what existing customers are paying and what lenders are offering to win new business.

Then compare it properly.
Not just the interest rate.

Look at fees, cashback if there is any, loan features and what it actually costs you to move.

Sometimes refinancing absolutely makes sense.
Sometimes one phone call can get you a better deal without moving anywhere.

And sometimes your current loan is actually still pretty competitive.

Just don’t assume loyalty is getting you the best deal.
If you haven’t reviewed your home loan in a while, now is probably a pretty good time.

Mortgage stress? Not quite. But the cracks are starting to show. More Aussies are switching to interest-only repayments, and lenders are making more exceptions.

So what’s actually happening with our mortgages?
Here’s what the latest figures are telling us.

If your repayments are getting uncomfortable, let’s have a chat before they become a bigger problem.

Mortgage broking 18 years ago was VERY different.

When I first started, I went to pretty much every client’s house for their appointment. Most people worked during the day, so a lot of those meetings were at night.

Looking back now, I’m not sure why I never thought it was weird.

Just me, rocking up to a complete stranger’s house at 7pm with my laptop and a pile of paperwork.
And the stories I could tell.

Clients answering the door in their underwear.

Hoarders where you could barely find somewhere to sit.

Dark houses with creepy dolls everywhere.

And definitely a few times where I probably should’ve thought… maybe I shouldn’t be here. But that was just mortgage broking back then.
Drive all over Perth, sit at the kitchen table, sort out the home loan and move on to the next one.
These days, clients generally come into the office or we jump on Zoom or Teams.
Much easier. And probably a lot safer😂

18 years later, I’m only just realising how wild some of those home visits actually were.

More homes are hitting the Perth market and buyers finally have more choice.
So… how would I actually play this market if I was buying right now?
There are 3 things I’d be looking at before making an offer, and one of them has nothing to do with how much the bank will lend you.

Watch the video because this is where having a plan matters.

Perth property is shifting.

More homes for sale. Longer selling times. But prices are still climbing.

So what does that actually mean if you’re trying to buy?
More choice and finally a little more breathing room.

Got told your FIFO income “doesn’t count for much” when you applied for a home loan? That might not be true anymore. 👷‍♂️

More lenders are now counting the FULL amount of your FIFO/mining income — allowances and all — instead of shading it down like they used to.

If you were knocked back or given a low number a year or two ago, it’s worth a second look. Same roster, potentially a very different borrowing power.

DM me or hit the link in bio if you want to know where you actually stand.

A little market update for your Monday, with a completely unrelated sashimi video because it was too good not to share.

Perth property is still moving.

Listings are sitting at 7,352, so we haven’t seen that big Spring rush of properties hit the market just yet.
The median house price moved up $10k to $960k, with units also increasing to $690k.

Homes are taking a little longer to sell though, now around 23 days. Slower than the madness we’ve been used to, but still pretty quick historically.

Rates are the big one I’m watching.

Markets are increasingly expecting another rate rise before the end of the year, which could mean another change to borrowing power and repayments.

Nothing is locked in, but if buying or refinancing is on your radar, now is probably a good time to actually know your numbers rather than waiting to see what happens.

And yes, the sashimi has absolutely nothing to do with finance. It was just delish.

Rate cuts were the conversation for awhile but some of the big banks are now forecasting the opposite 🤦🏽‍♀️
If you’re planning to buy your first home, don’t wait until you’ve found the perfect property to work out what a rate change could mean for your borrowing power.

Get your numbers sorted early. Know where you stand, then go house hunting.
