Lomond Building Inspections

My client was provided with a free pre-purchase building and pest inspection report supplied by the vendor. The inspector noted that the subfloor was not accessed, stating it was “too difficult to access.”
The client subsequently engaged our services for an independent inspection. Upon inspection, the subfloor was found to be readily accessible, with no difficulty in entry. During this inspection, active leaking was identified beneath the shower base and associated plumbing.
As a result of our findings, the client has requested that the shower and shower base be repaired prior to proceeding with the purchase.
Our professional advice: always obtain an independent building and pest inspection before committing to the purchase of a property. Vendor-supplied reports may be limited in scope and may not identify critical defects.
