Dubai has just lowered the minimum threshold for obtaining a two-year visa through property ownership, and this is one of those changes that will directly affect demand in the coming months. 📈
Previously, obtaining a visa through real estate required a minimum investment of AED 750,000. 💰
The minimum for co-owners has now been reduced to AED 400,000, which opens the path to a visa through studios and one-bedroom apartments in accessible areas — exactly the type of property that already accounts for around a quarter of all transactions in the market right now. 🔑🏙️
For foreign investors who previously did not qualify based on the amount, this is a new entry point into the Dubai market.

One of the most common questions we get asked is whether it is actually possible to buy an apartment in Dubai below market value and how it works in practice.
Distress deals are transactions where an owner needs to sell urgently due to personal circumstances and is willing to accept 20 to 30% below the market price. These situations happen all the time and there is nothing unusual or questionable about them - it is a completely legitimate deal format that simply requires being in the right place at the right time.

If you work as a real estate broker in Dubai, you are most likely familiar with the traditional agency model - the commission split.
This is how it usually works:
You find the client. You lead the negotiations. You close the deal.
But after the deal is completed, 30–50% of the commission goes to the agency.
💵 For example:
A deal worth 1,000,000 AED
Broker commission 2% = 20,000 AED
With a 50/50 split, you receive 10,000 AED, while the remaining 10,000 AED goes to the agency.
Why has the market operated this way for so long?
Agencies provide the infrastructure:
• a license
• CRM and administrative support
• access to projects and developers
However, more and more brokers are asking a logical question:
If the client is mine and I manage the deal myself, why does half of the commission go to the agency?
