Saturday is upon us and we would love to grab your attention as you rest from all the hard work of the week that was and talk about the PLAN APPROVAL PROCESS. A lot of times we hear and see properties being demolished, stalling of developments and in some cases forced redesigning because the approval process would not have been done the right away.

We consulted EvanLay Planning Consultancy for a quick and simple outline of the plan approval process.

1. It all starts with the architecture. The architect designs what you require onto the site over a meeting

2. After designing, the plan is printed and submitted to the District office/City Council where an approval fee is charged and the plan goes through a vigorous process of checking in various departments. This is where ownership, environmental impact, drainage and sanitation, fire risks among other aspects are checked.

3. Building inspectors and town planning also approve the plan and it is important to note that at this stage, amendments might be required and it involves corrections and resubmissions until the final approval happens, giving the property owner the permission to start building.

Have you had any experience you would like to share during the plan approval process and also share your thoughts.

Are you thinking of buying a new home? It's the weekend and you probably scheduled to view your new potential house today and the first impressions from pictures most likely got you interested and you are so excited but at the same time anxious, emotions and thoughts are running through your mind and you are just not too sure of what to look out for, particularly the Red flags?

Today we have 5 tips πŸ“ you need to look out for during property viewing.

1. Structural and foundation problems - Look for cracks and signs of instability in the structure, particularly around the door frames and corners. How old is the roof? You might need to hire a structural engineer to assist you

2. A few weeks back, we gave tips to home owners on painting the house before viewing to boost potential buys BUT as a buyer you much look out for random paint jobs on a portion ot the wall or ceiling. This might be a signal that the seller is trying to hide something like mold, quick plastering over cracks.

3. Structural workmanship - Be diligent when checking the workmanship around plumbing, drainage, electrical wirings and fittings. doors etc. Most poor workmanships are discovered after you buy a house. Inspecting the property with a qualified artisan is highly recommended.

4. Neighbourhood condition - In real estate we say when you buy property, you buy the neighbourhood too. Buying property in a dilapidated neighbourhood or one whose crime rate is on the rise might prove to be costly in the near future so research on the neighbourhood demographics, current and upcoming projects, how many homes have been sold in that neighbourhood? A good realtor like us, will have this information on hand πŸ™‚

5. Odours - Controversial as it might be, if you observe that each room and space has scented candles, air fresheners and windows fully open during winter, you must be concerned. But why is a pleasant smell a red flag? It might mean that the seller is trying to mask some bad odours within the home and you just need to investigate further and be sure this is not the case

And that's it for now, we hope we have been helpful to you. Please share the post to your friends and also tell us of any other red flags to look out for...

Enjoy the weekend!!

You've just survived the month-end hustles to pay up your rentals, get new accomodation sorted and just as you are about to settle.... Guess what πŸ€”? Schools are about to reopen and that can bring a lot of pressure on you.

We have a few tips for you to help you quickly manage some of the stresses that come with preparing for the little ones for the new term.

1. They grow so fast!! They literally do! So get your kids to try out their uniforms and see if they still fit, you might need to make a dash to get a bigger size. Don't forget the shoes πŸ‘ž

2. If you are enrolling your child into a new school or there's a new teacher, look for anxiety signs and if you find any, it's a good idea to visit the new school or make an appointment with the new teacher if they are available and reassure your child that there are so many new kids coming too and they will do just fine.

3. Get all the new term requirements from the school i.e. stationery, sporting equipment and anything else required

4. If your child is going to be traveling to and from school by bus, please do an independent assessment of the safety of the vehicle and raise any concerns with the school that you might have

5. Speaking of safety, your child's backpack πŸŽ’ must be a safe tool for them. What do we mean by that? The size must be right (not too big and not too small), the weight must allow child to move freely without straining them, do a packing exercise with them and ask if they are comfortable...

That's all we have for now and the most important and last tip is to make a checklist of everything and tick off as you go!!

What other back to school tips would you like to add?
