šš½The real truth about buying a home in Colorado
Zillow is great for inspiration. But when youāre actually ready to buy?
Some of the best homes never make it online.
Thatās where having the right agent matters.
Working with me means you get:
š” Early access to offāmarket opportunities
š” Alerts the moment homes hit the market (not hours later)
š” Private or firstālook showings when timing matters
š” Local comps so you donāt overpay
š” Honest neighborhood insight you wonāt find on Google
š” A smart strategy for competitive pockets of Colorado
If youāre searching for:
āHomes for sale in Coloradoā
āNew listings in Coloradoā
āOffāmarket homes in Coloradoā
ā¦youāre exactly who I work with.
Custom alerts. Quiet opportunities. A buying plan that actually makes sense. Because your next home might never hit the internetā¦
and Iāll make sure you donāt miss it.

3 things nobody warns you about before listing your home š”
1ļøā£ Listing a home is easy.
Selling it wellāwith strategy, clarity, and the right prepāis where the difference shows up.
2ļøā£ Most buyers decide how they feel about a home before they ever step inside.
Thatās why first impressions, pricing, and presentation matter just as much as the home itself.
3ļøā£ Overpricing doesnāt protect you.
It limits buyer demand, weakens negotiating power, and often leads to longer days on market or price reductions.
Most people think selling starts when the sign goes up.
In reality, it starts way earlierāwith prep, pricing, and how the home is positioned to buyers.
If youāre thinking about selling in (now or in the future) Iām always happy to talk through what a smart, realistic plan looks like for your situation.
š© DM me anytime with questionsāeven if youāre just in the āthinking about itā phase.

You shouldnāt buy a home in 2026.
Not if youāre unsure.
Not if youāre feeling pressured.
Not just because five agents said āitās the perfect time.ā
Hereās the truth most wonāt say:
š Sometimes the smartest move⦠is not to move.
š Sometimes waiting is the best financial decision.
š Sometimes pressing pause is what sets you up for long-term success.
And Iāll always tell you thatāeven if it means I donāt make the sale.
Buying a home is a big deal. It should feel like the right dealāfor you.
If youāre looking for honest guidance, not sales tactics⦠Iām your person.

Buying a home in Colorado can feel overwhelming...
Until you have someone in your corner who knows how to make it simple. š
Most buyers think the stress comes from the market. But in reality? It often comes from:
šš¼ Not knowing whatās next
šš¼ Not knowing what to watch for
šš¼ Not having someone to explain the process clearly
When you work with an agent who communicates, advocates, and brings it all togetherāyou donāt just buy a home. You feel confident every step of the way.
⨠If youāre thinking about making a move in 2026, Iād love to help you start with a planāand peace of mind.

January in Colorado isnāt just about resolutions, itās about rituals.
Mornings on the mountain. Afternoons defrosting with something warm.
Evenings spent planning the next weekend outside.
Itās cold, itās quiet, and honestly? It might be our favorite time of year.
Whatās your go-to January tradition in Colorado? Letās hear it.

Know this before you move to Colorado šš½
If youāre thinking about relocating, here are five things seasoned locals would actually tell youānot just the brochure version:
1ļøā£ Winter isnāt just a seasonāitās a skillset.
Driving in snow, managing icy sidewalks, knowing when to switch out your tires (yes, you'll want snow tires) and how to winterize your home all matter here. Colorado winters are no jokeābeautiful, yes, but they require preparation.
2ļøā£ Altitude will humble you.
Give your body time to adjust. Stay hydrated, go easy on alcohol at first, and know that even daily tasks might feel harder when you first arrive. The dry air and elevation can take a few weeks to get used to.
3ļøā£ The housing market can move fast.
Inventory can be low in many cities, and competitive offers are becoming the norm in popular areas. Having a local agent with boots-on-the-ground insight (hi, thatās me) can be the difference between landing your dream homeāor missing it entirely.
4ļøā£ Youāll need gear for everything.
Layers are a lifestyle. Between 30° mornings and 70° afternoons, youāll want to be ready for anything. Good hiking shoes, a solid water bottle, and a real coatānot just something ācute for Instagramāāare all essentials.
5ļøā£ Thereās more to life here than the mountains.
Yes, the outdoor access is amazingābut so are the neighborhoods, the restaurants, the small businesses, and the creative communities in cities like Boulder, Denver, Fort Collins, and beyond. Get to know your area off the trail too.
If youāve been playing with the idea of moving to Colorado, Iāve got something for youāreal insight, a clear plan, and someone who knows how to help you make it feel like home.

Iāll always tell you the truth.
Even if that means saying:
ā”ļø Donāt sell.
ā”ļø Donāt buy.
ā”ļø Stay put.
Because the smartest move isnāt the same for everyone.
Two people can ask, āHowās the market?ā and get two completely different answersābecause timelines, goals, and life plans vary.
Thatās why a quick headline or hot take doesnāt cut it. You deserve advice based on your full picture, not someone elseās.
If you're thinking about a move (or wondering if you should), letās talk it through.
No pressure. No agenda. Just honest, local insight to help you make the best call for you.
š© DMs are open. Always.

Itās true. You can buy or sell real estate in Colorado without an agent.
But what about when:
ā¦you want access to off-market listings that never make it to Zillow?
ā¦youāre juggling a full-time job and trying to decode contracts and local laws?
ā¦negotiations get intense and you need someone skilled in your corner?
ā¦an appraisal comes in light and you're suddenly $20K apart?
The right agent doesnāt just get you to the closing table, they help you avoid the costly surprises before you get there.
From strategy to fine print, Iām here to help you move smarter, not just move fast.
šPlanning to sell in 2026? Letās talk.

This January forecast feels... suspicious.
Not much snow. No real cold. Just Coloradans in hoodies, saying things like āweāll pay for this later.ā
Whether you're soaking up the sun or quietly hoping for a snowstorm, this winter's writing its own rules.
Whatās your bet: fake spring or a February blizzard?
I donāt know about you, but I feel pretty lucky to call Colorado home. šļø
As an agent, Iāve had the privilege of helping so many amazing people plant roots here and every time, Iām reminded why I love it so much.
But itās not just my job that makes me love Colorado. It's everything this place has to offer, like:
š„¾ Weekend hikes while the snow falls
š¶ Catching live shows at Red Rocks under the stars
ššš Cheering on the Nuggets, Avs, or Buffs on game day
Thereās something about life in Colorado that just hits different and I wouldnāt trade it for anything.

About Cameron - 8z Real Estate
I am a native to Northern Colorado. I was born and raised in Windsor, CO where I attended and graduated from Windsor High School. After graduation I shipped out to Brazil for some missionary duties. After my time in Brazil, I returned to Northern Colorado and attended Colorado State University (GO RAMS!) where I received a degree in Construction Management.
My wife and I met in Fort Collins and now live in the Timnath area. We love the Northern Colorado community and what it has to offer! We spend our free time with our kids playing around the neighborhood, going on motorcycle rides, camping, doing metal fabrication, and other typical Colorado activities. We also play an active role in our church and Scouting programs.
The purchase or sale of Real Estate can be a daunting task. It is my goal to make this task as painless and simple as possible, no matter the price point, no matter your experience. I will work with you to ensure you are getting the best value.
