Before you make an offer on a house, drive the neighborhood at 7 AM, 3 PM, and 9 PM.

Most buyers spend more time inspecting the kitchen than the area they'll be living in for years.
And that's a mistake.
You aren't just buying a house. You're buying every day that comes with it.
Because a neighborhood can feel completely different depending on the time of day.
What you see during a Saturday afternoon showing isn't necessarily what you'll experience on a Tuesday morning.
At 7 AM, you're meeting the neighborhood that lives there.
The school traffic.
The commuter traffic.
The noise.
The parking situation.
The dog walkers.
The reality of your future mornings.

One family loved a house until they discovered the nearby school turned their street into a parking lot every weekday.
A 10-minute drive revealed what a home tour never could.

Then visit again at 3 PM.
This is when the neighborhood changes shifts.
Kids get home.
Traffic patterns change.
Businesses close.
Parks fill up.
You start seeing how active the area really is.

Some places come alive in ways that feel welcoming.
Others become surprisingly chaotic.
And then comes the most important visit.

9 PM.

Because this is the version of the neighborhood most sellers hope you'll never see.
The noise.
The lighting.
The activity.
The atmosphere.
How safe you actually feel walking around.

One buyer fell in love with a beautiful home.
Then visited at night.
A nearby business created constant noise until midnight.

The purchase never happened.
And years later, he still says that drive saved him.

A veteran homeowner once gave this advice: Fall in love with the neighborhood first. The house second.
Because kitchens can be renovated.
Bathrooms can be updated.
Paint can be changed.

The street is much harder to remodel.
The neighbors.
The traffic.
The environment.
The daily experience.

That's what those three drives are really about.
Not the property.

The ordinary Tuesday.

Because the biggest regrets aren't usually hidden inside the house.
They're hidden outside it.
And sometimes all it takes to discover them is three short drives...

At 7 AM.
3 PM.
And 9 PM.

Sometimes you have stop and smell the rain instead of roses! Joy was thoroughly baptized by Mother Nature’s summer storm tonight when we left her top down, and so were we as we ran to get her top up. Mariel’s head and my hat were soaked!

I’m cooking and baking, glad to be able to be up on my foot again now. While catching up on at home things, I love being in the kitchen and seeing the view out my window over the sink. What’s your preference for placement of the kitchen sink when you buy a house?
