Before you send your earnest money in Montgomery County or the surrounding areas, ask your agent these 5 simple questions:
1️⃣ “Is this home priced right for this area?”
Example: It’s listed at $350,000… but similar homes nearby have been selling closer to $320,000.
Are we paying for upgrades — or just paying too much?
2️⃣ “How long has it been sitting?”
Example: If homes in Willis or Conroe are selling in 10–15 days, but this one has been on the market for 60 days, that tells us something.
Is it price? Condition? Location?
3️⃣ “Are there any major repairs coming soon?”
Example: The roof is 17 years old. The AC is original.
In Texas heat, that AC matters — and replacing it isn’t cheap.
4️⃣ “What will this home really cost me monthly?”
Example: Property taxes in Montgomery County can be higher depending on the area.
Is there an HOA? MUD tax? Those numbers change your real monthly payment.
5️⃣ “Is this likely to turn into multiple offers?”
Example: If it’s priced at $300K but comps support $325K, it may be strategically priced low to spark a bidding war.

1. Skip regular maintenance
Small issues turn into expensive problems fast. Fix things while they’re minor.
2. Paint everything gray or black
Trendy colors go out of style quickly. Neutral tones keep your home timeless and appealing.
3. Remove the only bathtub
Even if you prefer showers, buyers with kids or pets still want at least one tub.
4. DIY major electrical or plumbing work
It may seem cheaper, but inspectors will catch it, and you’ll pay more to fix it later.
5. Put carpet in the bathroom
Moisture and carpet don’t mix. It traps smells, mold, and bacteria.
6. Convert the garage into a room
Buyers in Texas value a garage for parking, tools, and storage. Removing it can hurt your resale.
7. Ignore curb appeal
The front of your home is the first impression. Fresh paint, clean landscaping, and a tidy entry make a big difference.
8. Over-personalize renovations
Bright, bold, or themed designs might fit your taste but limit your home’s market appeal.
9. Neglect the roof or gutters
If the roof fails, everything else can too. Always stay on top of roof and gutter maintenance.
10. Wait until selling to declutter
Start now. Living clutter-free makes your space feel bigger and more peaceful.
