That $350,000 Montgomery County home on 1 acre you passed on in 2020?
Today, it could easily be worth $500,000+.
And that’s why so many buyers feel like the market has changed overnight.
The reality is, it didn’t happen overnight.
Back in 2020, many buyers thought prices would eventually come down. Some decided to wait because they weren’t sure if it was the right time. Others hoped they could find a better deal later.
What happened instead?
→ Thousands of people relocated to Texas.
→ Montgomery County became one of the fastest-growing areas in the state.
→ Demand for homes and acreage properties increased.
→ Land became more valuable.
→ Construction costs rose significantly.
→ Home prices climbed year after year.
Today, buyers are often comparing current prices to what homes cost five or six years ago. The challenge is that the market doesn’t move backwards very often. It moves forward.
That’s why I always tell my clients not to focus on whether today is the perfect market. Focus on whether today is the right time for YOU.
If you’re financially ready and planning to stay in the area for the long term, waiting for the perfect moment can sometimes cost more than getting started.

🚨 Not to be dramatic, but this is the worst thing you can do for your home’s value!
Treating your home like buyers won’t notice the details.
Here’s the truth:
Buyers absolutely notice.
➡️That stained carpet you’ve gotten used to.
➡️That outdated light fixture you’ve stopped seeing.
➡️That fence leaning just a little too much.
Small issues may not seem like a big deal, but together they create a first impression that can cost you thousands.
When buyers walk through a home, they’re deciding how much work they’ll need to do after closing.
The more work they see, the lower their offer tends to be.
The good news?
Most of the things that hurt value are surprisingly affordable to fix.
Thinking about selling? Give me a call and I’ll show you what to fix—and what not to waste money on. 📞🏡

If I had to get my home ready to sell in 30 days or less, this is the exact list I would prioritize to get it sold FAST 👇
1. Declutter EVERYTHING
Buyers don’t need to see your stuff… they need to picture their stuff in the home. Clear counters, closets, shelves, and extra furniture.
2. Fix the little things you’ve been ignoring
Loose handles, chipped paint, squeaky doors, burnt out bulbs, cracked caulking… buyers notice it all.
3. Deep clean like your sale depends on it
Because honestly… it does. Kitchens, bathrooms, baseboards, windows, floors, even the smell of the home matters.
4. Fresh neutral paint
One of the cheapest ways to make a home feel newer, brighter, and move-in ready.
5. Focus on curb appeal first
Your buyers decide how they feel before they even walk inside. Clean landscaping, pressure wash, fresh mulch, and a tidy front entry go a long way.
6. Remove overly personal decor
Family photos, bold decor, and highly customized spaces can make it harder for buyers to emotionally connect.
7. Let in as much light as possible
Open blinds, clean windows, change warm bulbs, and make the home feel bright and welcoming.
8. Pre-inspection if needed
Sometimes finding problems before the buyer does can save you time, stress, and negotiations later.
9. Professional photos are NON-negotiable
Your online photos are your first showing now. Bad photos can cost you buyers before they even schedule a tour.
10. Price it correctly from DAY ONE
The first 7-14 days on market matter the most. Overpricing usually costs sellers more in the long run.
The homes that sell the fastest usually aren’t always the most updated… they’re the most prepared.
If you’re thinking about selling in Texas and want to know exactly what buyers in YOUR area are looking for right now, give me a call.
