Myths and Reality of Weston’s Real Estate Market
Weston is a very healthy market!
I keep hearing that the market is slowing, there is not as much activity, etc, etc… The numbers don’t lie and as you can see in the graph even though some numbers may show a decrease overall the market is perfoming very well.
An increase in median and average price shows that prices may be going up (in some price points more than in others) and/or that higher price homes are being sold.
There has been a decrese year to year in the average days a property stays in the market and Months of Inventoty based on close sales still shows we are ina seller’s market.
Then, why do some people feel that the market has been cooling down? In my opinion it is because sellers have unrealistic expectations in pricing. If a property has not been updated the sellers may be expecting to get the same as an updated property; if the property has been updated the sellers may want to recoup their investment when that doesn’t work that way.
The volume of sales in dollars has been very stable year to year, with a decrease of only 1.14% even though the number of units decreased in almost 7%.
Another interesting fact to consider is the decrease of distressed properties being sold. In 2016 they represented almost 15% of the total number of sales compared to 2017 that they represented less that 9%.
