I listed a home in Fargo back in 2022 for $530,000. Not my suggested list price. We adjusted the price down to $500,000, but it sat on the market. The seller grew frustrated and decided to rent it instead.

Fast forward to 2024 — they listed again with a different agent at $525,000. Same result. Price reductions down to $500,000… still no sale.

Later in 2024, it was relisted at $485,000. Still no sale.

In 2025, it hit the market again at $470,000… and finally sold 4 months later for $425,000.

Perfect time of year to be proactive than reactive. Sump pump is about 5 year old. Can it still pump, yes. This sump life expectancy is 3-5 years. Cheaper to fix now than to replace damaged basement stuff.
Took me longer to run to store than to replace the pump.
