New listings are up 21% month over month and 36% year over year, but sales have only increased 5% year over year. Chelan County just put out a warning… and a lot of homeowners are going to overlook this.
If you have an unpermitted ADU… like a shop apartment, guest house, or any additional living space… there’s a deadline coming up on July 1, 2026.
Right now, there’s a window where the county may work with you to get it permitted.
After that… you could be dealing with fines, triple permit fees, and being forced to bring everything up to current code… or even remove it entirely.
And here’s the part most people don’t realize… that “extra space” you thought added value can actually become a liability when you go to sell.
This applies statewide… Chelan County is just ahead of it.
