For several weeks, Colleen Ferguson’s German Shepherd was obsessively sniffing her mouth. This was a new behavior that she found quite odd. The dog, Inca, was only two years old, but she seemed to know something was wrong with her owner and was doing her best to let her know. Inca constantly sniffed around Ferguson’s mouth and frowned.
The dog’s persistence caused the then 60-year-old woman to become concerned, which led her to the dentist. Everything checked out fine, but Inca was still frowning after sniffing Ferguson’s mouth. This prompted Ferguson to visit her doctor to be tested for other things that might change the smell of her breath.
According to Medical News Today, diabetes can cause the breath to smell differently. Gluten intolerance and Celiac disease can also cause bad breath, according to Imperial Dental Center. Ferguson was cleared of any gut-related issues after tests from her doctor. Yet Inca would not stop telling her something was wrong. Growing more concerned about her dog’s new behavior, Ferguson decided to do a full-body scan to rule out anything unusual.
“Her behavior towards me changed, she just started homing in on my mouth. Every time she could get a sniff of my mouth she would frown,” Ferguson told The Mirror. “She just had this focused intent on my mouth, and you couldn’t push her away until you had done an outbreath. When she got that she would give me such a look and walk away. In no way did I expect lung cancer at all. It was such a shock because I am a non-smoker, and because I taught biology, I was very anti-smoking.”
Turns out, Inca was trying to tell her she had a tumor growing in her lungs. Thanks to the dog’s keen nose and insistent behavior, Ferguson was able to catch the cancer early. Before long, the science teacher was off to surgery, where doctors removed a golf-ball-sized tumor.
“The surgeon said…’that dog saved your life. We never catch it at stage one,’” Ferguson says. Learn more about the remarkable discovery below.

Mighty Squirrel and Gore Place teamed up to host a biergarten during the Sheepshearing Festival. Now it’s happening on a recurring basis this summer [see hours below].
The biergarten will be located near the farm at Gore Place. Park at the main lot at 52 Gore Street.
Mighty Squirrel’s beer van will offer a rotating selection of beers, hard seltzers and non-alcoholic options, in addition to food from its food truck.

Mortgage Rates Retreat From Seven-Month High, Offering Spring Buyers a Modest Reprieve
The Iran ceasefire helped push mortgage rates down to 6.37% last week, a welcome drop from the recent seven-month high of 6.46%, according to Freddie Mac. New listings dipped during the holiday week, but the overall picture for buyers remains positive. "More homes are available than a year ago, prices are softening, and mortgage rates remain at their most favorable springtime levels since 2022," said Realtor.com senior economist Anthony Smith.

Skipping a real estate agent to save on commission often costs buyers and sellers far more in the long run, experts warn. The median home sold through an agent last year fetched $435,000, compared to $380,000 for FSBO sales, a $55,000 difference. Even after paying agent commissions of $13,000 to $26,000, sellers still come out ahead by at least $29,000.
"This is the biggest financial decision of your life," says broker Michelle Mumoli. "Don't go looking for discounts on professionals; you'll get discount service that'll cost you a lot more."

Home Prices Outpaced Income Growth Over the Past 35 Years!
The gap between wanting to own a home and being able to has never been wider. Higher prices, elevated borrowing costs, and scarce affordable inventory have pushed the U.S. homeownership rate to 65.7%, below the pandemic high of 68.0% and well under the 2004 peak of 69.4%. That 2.3-point drop from the pandemic high represents 3.1 million fewer homeowner households.
The median first-time buyer is now 40, decade older than in 1990, and spends nearly 10 years saving for a down payment instead of three.

Mortgage rates fell to 6.37% for the week ending April 9, down from a seven-month high of 6.46% the prior week, according to Freddie Mac. For a buyer purchasing the median-priced home of $403,450 with 20% down, the monthly payment is now roughly $2,012, down $19 from last week and $54 less than the same period a year ago.
