A home can be beautifully maintained and still look like it never left 1997.
For buyers, that isn’t always a reason to walk away. Dated finishes can make an otherwise solid property easier to overlook, especially when everyone else is competing for the freshly renovated homes.
Look beyond the wallpaper, oak and shiny brass. Pay attention to the things that are harder and more expensive to change: the location, layout, natural light, roof, HVAC, windows and overall condition.
Hidden buyer tip: cosmetic updates are easier to budget when you separate what needs immediate attention from what can be changed gradually after moving in.
In a buyer-friendly market, an unfashionable interior may create room to discuss the price, closing costs, repairs or a seller credit.

The listing price isn’t the only number worth negotiating.
A price reduction may look impressive, but depending on the loan, it may only make a modest difference to the monthly payment. A properly structured seller credit could potentially be used toward discount points or a temporary rate buydown, creating more immediate breathing room.
Here’s what I tell my buyers: before choosing either option, ask your lender for two side-by-side loan estimates. Compare the monthly payment, cash needed at closing and the break-even period. That one comparison can reveal which concession actually benefits you more.
Every property, loan and seller is different. The advantage lies in knowing what to request before writing the offer.
