Let’s talk about one of the biggest benefits you’ve earned: the VA home loan.

1. You may be able to buy a home with $0 down.

Eligible borrowers with full entitlement generally don’t need a down payment. You may not need to spend the next decade saving $40,000 while your landlord builds equity and you develop a personal vendetta against rent increases.

2. No monthly private mortgage insurance (PMI).

VA loans don’t require monthly PMI, leaving more room in your budget.

3. Your VA disability benefits may work in your favor.

Qualifying VA disability compensation may exempt you from the VA funding fee and may count as qualifying income. As a disabled veteran myself, I understand how important it is to work with a lender who knows how to evaluate your benefits and financial situation.

4. You can use your VA loan benefit more than once.

Your benefit doesn’t necessarily self-destruct at closing. You may be able to use it again, and certain circumstances allow multiple VA loans simultaneously.

5. A VA loan doesn’t automatically make your offer weaker.

VA loans have specific requirements, but they’re a legitimate, valuable financing option. The right lender, offer, and agent can help you navigate the process confidently. You don’t need to apologize for using a benefit you earned through military service.
