Still making Father's Day plans?
Whether Dad loves coffee, brunch, golf, the outdoors, or discovering local gems, the Vail Valley has plenty of ways to celebrate this weekend.
Save this guide for later and tag someone who still needs Father's Day ideas. 👇
And if you're lucky enough to call the Vail Valley home, you already know the best gift might just be spending the day together in the mountains. ❤️
One day, you’ll be unpacking boxes in a house that finally feels like home.
The late nights spent saving.
The weekends spent touring homes.
The moments you wondered if it would ever happen.
They’ll all become part of the story.
Because buying a home isn’t just about a transaction—it’s about creating a place where memories will be made, traditions will begin, and life will unfold.
If you’re in the waiting season right now, keep going.
The right home, the right timing, and the right opportunity have a way of coming together when you least expect it.
And one day, you’ll look around and realize that every step of the journey brought you exactly where you were meant to be. 🏔️l
If you go under contract in June, close on your home in July, your first mortgage payment is typically due in September.
A lot of buyers are surprised by this!
Here’s why: mortgage payments are paid in arrears, meaning you’re paying for the previous month’s interest. At closing, you’ll usually prepay interest for the remainder of the month, which creates a gap before your first regular mortgage payment is due.
Understanding your timeline is an important part of planning for closing costs, moving expenses, and your first few months of homeownership.
The home buying process comes with a lot of details like this—and knowing them ahead of time can help you feel more confident every step of the way.
Thinking about buying in the Vail Valley? Let’s create a game plan so there are no surprises along the way.
My goal as your real estate agent isn’t just to help you buy or sell a home. It’s to make one of life’s biggest financial decisions feel a little less overwhelming.
Here’s what you can expect when we work together:
✔️ Clear, straightforward guidance from start to finish
✔️ Honest communication—even when the answer isn’t what you want to hear
✔️ Advocacy for your best interests throughout the process
✔️ Strategic advice focused on your long-term goals, not just today’s transaction
✔️ A trusted resource long after closing day
Whether you’re buying your first home, relocating to the Vail Valley, purchasing a second home, or preparing to sell, my job is to help you make informed decisions with confidence.
Because real estate isn’t just about getting to the closing table—it’s about helping you build the life you want on the other side of it.
The potential tax benefits that can come with owning a home.
Depending on your situation, homeowners may be eligible for benefits such as:
✔️ Mortgage interest deductions
✔️ Property tax deductions
✔️ Certain home office deductions (if you qualify)
✔️ Capital gains exclusions when selling a primary residence
Of course, everyone’s tax situation is different, and tax laws can change, so it’s always important to talk with a qualified tax professional about your specific circumstances.
The point is this: when comparing renting vs. owning, don’t just look at the monthly payment. Homeownership can offer financial advantages that many first-time buyers don’t fully understand until after they’ve purchased.
In the Vail Valley real estate market, educating buyers is one of my favorite parts of the job. The more you understand about the process, the more confident you’ll feel making decisions.
(Always consult a CPA or tax advisor regarding your eligibility for tax deductions and benefits.)
